Project Manager

We are located in King of Prussia and have operated for over fifty years with the purpose of providing quality living, shopping and working space for residents and customers.The Project Manager will report to the main office in King of Prussia, while covering Delaware county and our Southeast PA locations. Working under the direct supervision of the Vice President of Operations Management.$1000 SIGN ON BONUSOur Comprehensive Benefits Package includes:Medical, Vision and Dental insurance - Free of cost to the Employee only (Family plans are available)Life/AD&D Insurance- Free of cost to the employee onlyLong and Short Term Disability - Free of cost to the Employee onlyPaid vacation, sick/personal and holidays401(k) Employer Match, automatic enrollment20% Discount on an apartment at any one of our properties after first 90 days of employmentFree access to pool and fitness center at any of our propertiesResponsibilities:Create a scope of work and a Budget for the projectBid upcoming projects from the capital improvement list as they’re given to youAward projects once proposals have been reviewed by Supervisor and contract has been signedInspect and monitor projects to ensure that the scope of work is being followedEnsure that a high level of quality control is being followed on every projectAt completion of project create punch lists, or during the project if the project is longer in durationTake Pictures of jobs for project fileMake sure punch lists are completedSign off on projects upon completionWork with property managers, maintenance staff and regional managers on project coordinationInspect properties for potential liability or problems and report back to SupervisorCreate lists of work that needs to be completed at each property and will be prioritized for completion and given to the Special Projects Crew. If the job is to big or needs a contractor the job will be bid out.Keep projects on budget and on time. Change Orders must be signed off on in the case of time sensitive situation a verbal approval can be made. Verbal change orders will be followed up with a signed change orderComplete Weekly Status Reports and send every Tuesday morning to SupervisorAnnual property inspections will take place every May into JulyWhen requested, find new qualified contractors.Verifying contractor’s insurance is up to date before commencement of jobAssist in any other tasks as assigned by SupervisorAttend continuing education courses when requiredAs the Project Manager, your job is to plan, budget, oversee and document all aspects of the specific project you are working on. Project Managers may work closely with upper management to make sure that the scope and direction of each project is on schedule, as well as other departments for support.Job Requirements:Identify safety and hazardous conditions and report to Director of Upgrade Division and/or Safety Committee.Follow Company operational and safety procedures.A positive, team-oriented attitude.Attend Continuing Education Courses when required and make sure employees are taking required courses.Promote and follow Westover Policy and Procedures as well as Corporate Values. #J-18808-Ljbffr Westover-Companies
