Job Title: Residential Maintenance Lead

Job Description

A growing property services organization is seeking an experienced Residential Maintenance Lead to support a portfolio of occupied and vacant homes across the local market. In this hands-on role, you address maintenance requests, perform repairs, complete property improvements, and help maintain a high standard of quality and safety for residents. This position is ideal for someone who enjoys solving problems, working independently, and taking ownership of projects from start to finish.

Responsibilities

• Perform general maintenance, repairs, and troubleshooting across residential properties.
• Complete work involving plumbing, electrical, carpentry, HVAC, drywall, painting, flooring, and appliance repairs.
• Respond promptly and professionally to service requests and maintenance concerns.
• Conduct routine property inspections and identify opportunities for preventative maintenance.
• Prepare units for occupancy through repairs, touch-up work, and general improvements.
• Coordinate maintenance activities and manage multiple priorities effectively across the property portfolio.
• Collaborate with outside vendors and service providers when specialized support is required.
• Maintain accurate documentation of completed work, materials used, and any follow-up needs.
• Ensure compliance with applicable safety standards and company procedures at all times.
• Assist with small renovation and property improvement projects as needed.
• Provide courteous and responsive customer service to residents and internal stakeholders.
• Use tools, equipment, and materials safely and efficiently to complete work orders.
• Support the timely turnover of vacant units to meet operational and occupancy goals.

Essential Skills

• At least 5 years of experience in maintenance, construction, facilities, remodeling, or property services.
• Proven experience troubleshooting and repairing residential building systems.
• Working knowledge of plumbing, electrical, HVAC, carpentry, and appliance maintenance.
• Hands-on skills in multi-trade maintenance, including repair work across several disciplines.
• Strong problem-solving and diagnostic abilities to identify and resolve issues efficiently.
• Ability to work independently with minimal supervision and manage a varied workload.
• Excellent communication and customer service skills when interacting with residents and colleagues.
• Ability to prioritize tasks and adapt to changing business and property needs.
• Valid driver’s license and dependable transportation for travel between properties.
• Capability to respond to occasional urgent or time-sensitive maintenance situations.

Additional Skills & Qualifications

• Experience with carpentry, drywall repair, and painting for unit turns and property improvements.
• Previous experience in facilities maintenance within residential or similar environments.
• Comfort working with a range of tools and equipment to complete repairs safely.
• Ability to coordinate with external vendors and service providers for specialized work.
• Attention to detail in documenting work performed and materials used.
• Strong organizational skills to manage multiple work orders and projects simultaneously.

Work Environment

This role is highly hands-on and field-based, supporting a portfolio of residential properties in the local area. You will frequently stand, walk, climb ladders, bend, kneel, and work with a variety of tools and equipment. The position requires the ability to lift and carry more than 50 pounds and to work both indoors and outdoors in varying weather conditions. You may occasionally respond to urgent maintenance situations outside of typical hours, reflecting the dynamic nature of property maintenance. The environment combines independent work on-site with collaboration with residents, colleagues, and external vendors, emphasizing safety, professionalism, and efficient use of tools and materials.

This is a Permanent position based out of Kansas City, MO.

The pay range for this position is $70000.00 - $70000.00/yr.
