Entitlements Manager

Position Overview We are seeking an Entitlements Manager to oversee zoning, entitlements, permitting, and pre‑construction activities for multiple ground‑up and conversion self‑storage projects across the country. This role will work closely with acquisitions, construction, consultants, attorneys, municipalities, and utility providers to move projects efficiently from acquisition through construction. Responsibilities Research and determine feasibility to obtain zoning, entitlement, permitting, and municipal approvals for the intended projects. Source and be lead point of contact for project local land use attorneys, engineers, architects,, and third‑party consultants. Represent PrimeSpace Capital before municipalities and regulatory agencies. Coordinate utility providers and infrastructure planning. Track entitlement milestones, approvals, risks, and budgets. Be the responsible party to obtain and manage the timelines and deadlines for all permits and approvals. Support the transition from development into construction. Travel to project sites and municipal meetings as needed throughout the United States. Qualifications 5+ years of commercial real estate development or entitlement experience. Strong understanding of zoning, land use, permitting, and municipal approval processes. Excellent communication, organization, and project management skills. Ability and willingness to travel nationally (approximately 20–40% ) to project sites, municipal meetings, and consultant coordination meetings. Preference to: Bachelor's degree in Real Estate, Land Use Law, Civil Engineering, Urban Planning, Construction Management, Architecture, or related field. Why PrimeSpace Capital?
