What it means to work for Granville Homes Position: Property Management Maintenance Technician Location: Fresno, CA Job Id: 383-1 # of Openings: 1 Position Description: The Maintenance Technician position is responsible for maintaining the day-to-day operations and assume responsibility for maintaining the physical asset of the property under the direct supervision of the Resident Manager/Leasing Agent. Performs highly diversified duties to troubleshoot, repair and maintain single family, multifamily and commercial properties. Performing the duties of this job all while adhering to safety procedures in all aspects of repair and maintenance efforts. Essential Functions/Accountabilities: Responsible for the completion of all maintenance and repairs service requests as assigned. Complete unit turn “make-ready” process of vacant multi-family, single-family or commercial units to a rent-ready condition. Work within expense limits established. Maintain inventory controls for cost effective operations. Schedule and complete preventative maintenance. Coordinate special projects as directed by the Management teams or Owners. Assist in monitoring all work being performed by outside contractors. Responsible for 24-hour emergency maintenance/repairs service as scheduled. Carry cell phone as required for daily operations and on-call maintenance/repair operations. Monitor and maintain all building systems as assigned. Complete grounds maintenance work as directed by Management teams or Owners which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas. Responsible for alerting the Management Agents of any unusual occurrences related to property liability, damage or other that would affect the property asset or its residents or staff. Complete payroll time sheets and mileage reimbursement and submit to supervisor monthly. Maintain a professional courteous manner with all residents, vendors, contractors, owners, and fellow employees. Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. Ensure compliance of all work-related activities in a fair, ethical, and consistent manner. Follow established company policies and those outlined in the Property Management Handbook. Supervisory Responsibility: None This job mainly operates in the field with some exposure in the professional office environment. This role routinely uses a vehicle to transport between sites, with frequent exposure to various environmental conditions. Physical Demands: While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands and fingers to handle or feel; and reach with hands and arms. The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move 50-100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. The employee must regularly use its hands and fingers to handle or feel components, and often do so while working or standing, which involves repetitive motions of the hands, arms, fingers and grip, and carries weight and must exit. Position Type/Expected Hours of Work: Example: This is a full-time at-ill position, and work hours are typically Monday through Friday 8:00 a.m. to 5:00 p.m. Occasional evening and weekend work may be required as department needs demand. Travel: Travel is primarily local during the business day.
