Job Description

The Manager of Facilities Operations is responsible for scheduling, training, and overseeing the maintenance operations of facilities maintenance staff.  S/he provides leadership and technical support to staff effecting maintenance actions on plant equipment.  The Supervisor of Facilities Operations responds to requests for emergency equipment repairs throughout the hospital during off shifts.

Qualifications:

Required Education:

• High school diploma or GED or the combination of education, knowledge, skills, mental development, and relevant experience that enables performance of all aspects of the position.

  Desirable Education:

• Completion of education or certification requirements in field of specialty (i.e. HVAC, electrician, plumber) totaling the equivalent of 25 college level credit hours.

Required Experience:

• Minimum of eight (8) year of related experience necessary to gain knowledge of equipment repair and to be able to troubleshoot and diagnose a wide variety of machinery, mechanical and telecommunication problems.

Desirable Experience:

• Minimum of ten (10) year of related experience necessary to gain knowledge of equipment repair and to be able to troubleshoot and diagnose a wide variety of machinery, mechanical and telecommunication problems.

  Duties & Responsibilities:

• Assist Director and Office Manager of Facilities Management, as needed.
• Coordinate assignments and projects of staff engaged in maintenance services and plant operations to ensure smooth flow of operations in the Plant Maintenance Department.
• Review all work requests and prioritize flow of requests.
• Track completion of preventative maintenance work orders and monitor corrective work orders using computerized maintenance program.
• Oversee ordering of general and unusual supplies, i.e. safety goggles, ear plugs, signs, nuts and bolts, evaluating resources to ensure budget compliance.
• Decide when outside vendors are contracted for equipment repair and arrange for the contractor to complete the work.
• Review preventative work completed by department employees or contractors for quality.
• Assist Senior Director of Facilities Operations by responding to calls 24-hours/day to provide direction for problems.  Assume primary contact role in absence of director and/or manager.
• Maintain required logs and review for accuracy in accordance with applicable state and federal regulations as well as accreditation standards.
• Provide preventative and corrective maintenance to equipment.
• Participate in the interview process and provide feedback/recommendation to director and/or manager. 
• Provide input to director and/or manager regarding employees’ work performance, competencies, and general work performance.
• Participate in the selection and installation of new and replacement plant equipment.
• Investigate complaints regarding departmental services and either take corrective action necessary to resolve problems or refers problems to the director and/or manager.
• Repair and maintain equipment and fixtures using hand and power tools and precision measuring and testing instruments.
• Perform minor electrical repairs including installing outlets, replacing fuses, and wiring connections.
• Repair medical gas outlets.
• Repair or replace fixed or suspended ceiling tiles.
• Perform minor plumbing repairs to include unclogging drains, replacing valves and facets.
• Perform telecommuting duties such as coordinating phone installations, modifications, and repairs.
• Perform non-clinical Electrical Safety inspections.
