Position Description: Parking Operations ManagerReports To: Vice President of OperationsDuties and Responsibilities:Oversee operations at our primary commercial garageAct as the main point of contact to Property Manager and TenantsAttend location meetings as appropriate, and respond to requests to develop and maintain good working relationshipsRepair parking equipment as neededPrepare revenue reporting on a daily, monthly and yearly basisUse knowledge of parking industry to change parking rates as necessaryMaintain proper levels of transient, monthly and event parkingWork towards obtaining new business in the area and growing our footprint in the marketEnsure that all locations open and close at their proper times.Personally walk through the location on a regular basis. During the walk through the manager will review and make sure that the proper operating procedures, corporate policies, and rules and regulations are being followed. Inspection of the facilities with a minimum frequency of once a day with emphasis on customer service, cleanliness, appearance of attendants, revenue control and safety. Reports of any safety hazard to be directly reported to the Area Manager and the client.Enforce and implement proper revenue trails for all transactions including proper ticket control, equipment reports, validations stamps, and the accurate maintenance of deposits in accordance to the facility policy.Interview and screen all positions being filled.Supervise the day-to-day activities of all onsite employees (Cashiers, Maintenance, Floaters, Special Event, etc.).Oversee the training of all employees within and develop initial/remedial training where necessary. Review and distribute disciplinary actions taken for any procedural violation or possible theft uncovered as a result of a field audit.Develop and maintain professional relationships with all field employees, customers and clients. Work with Cashiers/CSR/Attendants to resolve complaints and other issues that are operational in nature and provide Client and Parker relations. Receive and respond to problems, compliments and complaints that cannot be immediately resolved to the onsite employees.Reconciling parking tickets and required cashiers reports according to generally accepted parking operation auditing principles and in accordance with the policies set forth.Act as a liaison between the management, client and executive staff.Ensure the safe handling of cash and the timely deposit of cash. Evaluate and delegate priorities for all non-routine assignments and perform other functions and duties as required for the safe and efficient operation.Perform minor repairs as necessary to the parking equipment.Develop plans to increase customer services. Update operating manuals. Identify any existing and potential operational problems and make appropriate recommendations to the client.Inspect and recommend improvements to upgrade the appearance and cleanliness of all garages and facilities. Available and able to respond to emergency situations during normally scheduled "off duty hours". Implement Quality Control Measures to ensure contract compliance.Qualifications:5-10 years of parking experience requiredSelf-starter eager to chase new businessGreat communication skillsAbility to work nights and weekends when necessarySelf-disciplinedReliable transportation to and from workAble to pass drug and background testMust be able to work outdoors for long periods of timeStrong analytical and interpersonal communication skills are a must. Knowledge of Microsoft Office and must be detail-oriented and extremely well organized, Work five days per week, ten hours a day.Understand and able to use the current and proposed equipment and any other equipment used in the parking operation.Must have strong working knowledge of the use, repair, programming, limitations and capabilities of the parking.College Degree and Ability to communicate effectively in English.
