Salary: $60,000–$70,000, based on experience
Schedule: Full-Time | Monday–Friday | Salaried, Exempt
Location: Greater Pittsburgh Area | Office based in Lawrence, PA

Shannon Staley & Sons is hiring an experienced Estimator with a strong background in residential construction and remodeling.

This position supports projects from the initial customer meeting through estimating, sales, and pre-construction. The Estimator will visit jobsites, develop scopes and budgets, obtain subcontractor and vendor pricing, and work directly with prospective Customers to accurately price their projects.

We are looking for someone who understands residential construction, knows what it takes to build a project, and can turn that knowledge into accurate, complete estimates.

Responsibilities

• Meet with prospective Customers at project sites to review needs, take measurements, document conditions, and determine scope.
• Review drawings, specifications, engineering documents, selections, and site conditions.
• Prepare detailed scopes of work, labor projections, material budgets, subcontractor allowances, and complete project estimates.
• Account for labor, materials, subcontractors, equipment, permits, disposal, delivery, and other project costs.
• Obtain and evaluate vendor and subcontractor pricing.
• Communicate with Customers, architects, engineers, vendors, subcontractors, Project Managers, and the sales team to clarify scope and pricing.
• Present estimates and budgets to Customers and explain scope, allowances, assumptions, exclusions, and options.
• Identify missing information, site conditions, design conflicts, and other issues that may affect cost or feasibility.
• Develop alternates and value-engineering options when needed.
• Revise estimates as scope, drawings, selections, or pricing change.
• Prepare approved project information for handoff to the Project Manager and operations team.
• Assist with estimating project changes when needed.
• Maintain organized estimate files, quotes, bids, revisions, and supporting documentation.
• Use estimating software, spreadsheets, CRM, and project-management systems to prepare and track project information.

Qualifications

• 5+ years of residential construction, remodeling, estimating, project management, or related experience preferred.
• Experience preparing estimates, budgets, scopes of work, takeoffs, or subcontractor bid packages preferred.
• Strong knowledge of residential construction methods, materials, labor, sequencing, and subcontracted trades.
• Ability to read construction drawings, specifications, and engineering documents.
• Strong math, analytical, organizational, and problem-solving skills.
• High attention to detail and the ability to prepare accurate, organized estimates.
• Strong verbal and written communication skills.
• Comfortable meeting with Customers and discussing scope, budgets, allowances, exclusions, and options.
• Proficiency with Microsoft Office and ability to learn estimating, CRM, and project-management software.
• High school diploma or equivalent required.
• Construction management, estimating, skilled trade, or technical education preferred.
• Valid driver's license, reliable transportation, and current automobile insurance.
• Ability to travel independently throughout the Greater Pittsburgh area.
• Must be legally authorized to work in the United States.
• Must be able to pass required background screening and drug testing.
