We meet immediate needs with food, clothing, and healthcare, and offer the tools one needs to live with hope, dignity, and greater independence.Position Description: The Deputy Chief Director, Facilities Management provides strategic leadership and oversight for the Facilities Management Department, ensuring the safety, functionality, cleanliness, maintenance, and curb appeal of SOME's building portfolio. The salary range for this position is $126,505 to $133,941 and may be commensurate with experience.Schedule: Monday - Friday, 8:00 am - 4:30 pm OR 7:00 am - 3:30 pm; Hybrid EligibilityRequired Qualifications: Bachelor's Degree in Engineering, Construction Management, or Business Administration; 6-8 yrs. Facilities Management experience in multi-site housing or residential facilities; 3 yrs. management experiencePreferred Qualifications: Bachelor's Degree in Engineering, Construction Management, or Business Administration; 8-10 yrs. Facilities Management experience in multi-site housing or residential facilities; 5 yrs. management experience; IFMA or LEED Certification. Drivers LicenseRequired License/Certification: N/AExpected Contributions:Communicate maintenance and construction plans and processes to internal and external stakeholdersMonitor purchases and maintain inventory recordsEstablish on-site depots and inventory systemsMaintain Work Order System and ensure maintenance and work schedules are followedProcess invoices according to schedule and ensure proper allocation of funds by department or buildingManage room turnover and major repairs in SOME housingProvide technical, safety, and service training to staffDevelop project management program and develop personnel.Develop facilities operations policies and procedures.Quality Control:Travel to worksites and review quality of work performed by Facilities Management staff and contractorsPerform work audits and identify areas for process improvementReview quality and cost efficiency of services and work procured from external sourcesMonitor contracts to minimize exposure to fraud and collusionMonitor maintenance hours and mileage to ensure efficiency and accurate record-keepingObtain licenses, permits, and building-related certificates to maintain compliancePartner with Housing Development on commissioning of new building systemsProgram Planning & Evaluation:Consult with SOME leadership to ensure Facilities Management meets SOME program needsLead the capital and replacement reserve needs assessments and budgeting processReport on capital and replacement project and spending status each monthLead departmental strategic and goal planning initiativesInspect buildings twice a year to assess property needs and monitor the conditions of the physical propertyKnowledge, Skills, & Abilities:Advanced understanding of building and construction tradesStrategic Planning skillsKnowledge of facilities information management systemsLeadership skillsAbility to delegateCoaching and teaching skillsCustomer service skillsDecision-making skillsBudget management skillsProficient with MS Office, including Word, Excel, and OutlookExcellent verbal and written communication skillsAble to communicate with diverse audiencesOrganizational skills with an attention to detailProject Management skillsReports To: EVP, Chief Property & Asset ManagementPhysical Demands: Must be able to lift up to 30 pounds.
