OPPORTUNITY: COMMUNITY MANAGER — OAKLAND, CA DAYS/HOURS REQUIRED: MONDAY - FRIDAY, 9AM - 6PM Sares Regis Group is seeking an experienced Community Manager for a 171-unit community, Axis. Responsibilities Responsible for hiring, training and developing a competent team. Manages daily operations directly or indirectly; reviews daily rent recommendations and identifies opportunities to maximize income. Collects rents, implements timely delinquent rent procedures; ensures resident insurance compliance; adheres to screening criteria and policies; implements resident retention procedures; completes weekly reports accurately; approves invoices and ensures timely data input; completes other required reports. Reviews and analyzes monthly performance; completes variance reports; initiates annual budgets and forecasts. Identifies potential market challenges; educates self, staff and regional manager about competitors and conditions; creates effective marketing plans. Ensures recurring contract work (e.g., unit cleaning, painting, landscaping) is bid out for quality and price; confirms contractor insurance and lien waiver requirements; monitors contractor performance. Implements OSHA and safety procedures; educates team on safety precautions; maintains up-to-date MSDS information. Identifies repairs or capital projects with maintenance supervision; ensures curb appeal meets standards; identifies risk management issues. Reads and implements company and employee handbooks, property policy manuals, and other governing documents. Qualifications Must have excellent problem solving, interpersonal and communication skills and leadership/supervisory abilities. Minimum 2+ years as a Community Manager of 250+ units. Excellent sales skills. Ability to read, analyze, and interpret general business periodicals; ability to write reports and business correspondence. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area; ability to apply basic math concepts. Ability to solve practical problems with limited standardization. Knowledge of property-level operations software (Outlook, Internet, Excel, Word). Salary is $90,000-$100,000 annually. Regular full-time employees who work between 30-40 hours per week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual.
