Real Estate Associate

The Real Estate Associate is a key member of the firm’s Real Estate team, responsible for supporting portfolio management, facility inspections, capital project oversight, utility benchmarking, and real estate reporting initiatives. This position conducts site visits throughout the portfolio, maintains property and utility data, assists with capital expenditure processes, and supports senior management in evaluating facility conditions and investment opportunities. The role requires strong analytical skills, attention to detail, project coordination experience, and the ability to travel extensively. Key Responsibilities: Facility Inspections & Site Assessments Conduct site visits of existing portfolio properties and prospective acquisitions to evaluate facility conditions, operations, resident experience, and capital needs. Complete comprehensive site visit reports within 48 hours of travel, providing clear observations, recommendations, and actionable follow-up items. Consolidate and summarize findings from third-party reports, offering memorandums, inspections, and other due diligence materials into firm’s standardized reporting formats. Maintain accurate and up-to-date facility information within property management databases and internal tracking systems. Coordinate follow-up inspections and site visits as required to support asset management, compliance, and operational objectives. Assist with facility condition assessments and capital planning initiatives across the portfolio. Travel up to 50% of the time to conduct site inspections, project reviews, and facility assessments. Project Management & Capital Improvements Support construction, renovation, maintenance, and capital improvement projects across the portfolio. Review vendor proposals, contractor bids, and project quotations to ensure scope, pricing, and project assumptions are appropriate. Serve as a resource for facility-related construction, maintenance, and renovation inquiries. Track project progress, identify potential risks, and communicate issues to management as appropriate. Reporting & Data Management Manage utility reporting requirements for portfolio properties and operators. Collect, validate, and organize utility consumption data and maintain records within ENERGY STAR Portfolio Manager. Produce and maintain portfolio-wide ENERGY STAR benchmarking reports and performance metrics. Track notices of lien and coordinate with Operations and Accounting teams to ensure appropriate resolution and lien releases. Support senior management by preparing site visit reports, presentations, dashboards, and property-related analyses. Develop and maintain reporting tools, databases, and trackers that improve operational efficiency and portfolio visibility. Safety & Regulatory Compliance Identify and document potential life safety, facility, and regulatory risks during site visits. Communicate observed deficiencies and compliance concerns to the Real Estate and Operations teams for follow-up. Assist in reviewing facility surveys, inspection reports, and life safety assessments to identify trends and corrective actions. Support tracking and resolution of facility-related compliance and risk mitigation items. Promote a culture of safety through facility assessments and recommendations that enhance resident, staff, and building safety. Escalate significant safety concerns, environmental hazards, or regulatory findings to management in a timely manner. Professional Development Participate in ongoing training focused on building systems, facility operations, healthcare real estate, and capital project management. Complete industry-specific training related to life safety systems, regulatory compliance, facility inspections, and operational best practices. Stay informed on senior housing, healthcare real estate, and facility management trends to support portfolio oversight activities. Qualifications: Education & Experience Bachelor's degree in Real Estate, Construction Management, Engineering, Business, Facilities Management, or a related field preferred. Minimum of 3-5 years of experience in facilities management, property management, construction, project coordination, healthcare operations, or a related field. Experience within healthcare, senior housing, commercial real estate, or multifamily environments preferred. Experience analyzing facility data, identifying maintenance trends, and supporting capital planning initiatives. Strong analytical, organizational, and problem-solving skills. Excellent written and verbal communication abilities. Ability to manage multiple projects and priorities simultaneously in a fast-paced environment. Proficiency in Microsoft Office Suite, including Excel, PowerPoint, Word, and Outlook. Ability to work independently while collaborating effectively across departments. High attention to detail and commitment to data accuracy. Willingness and ability to travel up to 50% of the time. #J-18808-Ljbffr
