Role Summary Skyview seeks an experienced Maintenance Supervisor to oversee and execute technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of our community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Responsibilities Assist and complete work orders generated from resident requests for service, diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develop standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other common areas to meet Greystar standards. Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintain adequate inventory of spare parts and maintenance materials and work with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual. Assist the Community Manager in developing the budget for regular repair and maintenance and capital projects. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, not wasting materials and supplies, and practicing the correct use of tools and equipment. Conduct regularly scheduled Greystar safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up to date on all OSHA and other safety‑related laws and requirements to ensure community compliance. Demonstrate customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigned work orders with efficiency and urgency. Manage outside vendors and follow up on warranties by email and phone. Develop standards for the cleanliness and overall appearance of the property and assist with developing a budget for regular repair and maintenance and capital expense. Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance, other building maintenance, or related trade. Must have own hand tools unless prohibited by state law and be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user‑moved aids, mechanical equipment, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills to interact with residents, clients, team members, and other business contacts. Ability to read, write, and communicate effectively to represent company management in a support capacity, act as the first point of contact for internal team members and external visitors, and answer questions related to department operating policies. Proficiency in internet, word processing, spreadsheet, and database management programs and the ability to maintain records of information. Mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions to review and complete various financial, administrative, and legal documents. EPA certifications TypeI andII or Universal required if the position requires working on a sealed HVAC system to test system pressures, handle refrigerants, etc. All certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property, if applicable. Compensation and Benefits The hourly range for this position is $24.50–$28.50. In addition to the base salary, this role may be eligible to participate in quarterly or annual bonus programs based on individual and company performance. Onsite property positions may also participate in weekly, monthly, and/or quarterly bonus programs. Travel & Physical Demands Incumbents need to be able to stand, walk, and/or sit for extended periods and be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. They must be able to work inside and outside in all weather conditions, lift up to 25pounds independently and 50pounds with assistance, and be available for flexible work schedules including evenings, weekends, and holidays. Local, routine travel may be required for meetings, training, or other business situations.
