Position Summary

HBRE, the real estate division of FM, is looking for a Lead Building Engineer who knows commercial buildings from the field up. This is a hands-on role for an experienced facilities professional who can troubleshoot, repair, guide others, and help keep Class A office, life sciences, and laboratory properties operating safely and reliably.

This position supports the daily operation and maintenance of critical building systems, including HVAC, hydronic systems, chilled water, energy management, building automation, controls, plumbing, electrical, and life-safety equipment. The right candidate will be comfortable working in the field, reviewing BAS alarms and trends, responding to issues, completing work orders, and helping the team find practical solutions that last.

The role is well-suited for someone with strong commercial HVAC, refrigeration, controls, or building engineering experience who understands the importance of uptime, safety, tenant service, and compliance in commercial, life sciences, and lab environments.

As the lead technical resource on site, you will stay close to the equipment, support preventive maintenance, mentor other engineers, coordinate with vendors, and jump in where needed to keep building operations running smoothly.

What You Will Do

Serve as a hands-on lead for day-to-day facilities operations, helping engineering staff troubleshoot issues, complete repairs, and make sound field decisions.

Operate, maintain, troubleshoot, and adjust HVAC, hydronic, chilled water, energy management, building automation, and controls systems across office, life sciences, and laboratory spaces.

Diagnose equipment and system issues, identify root causes, and make or recommend repairs that reduce repeat calls and improve building reliability.

Review BAS alarms, trends, setpoints, and schedules; perform routine inspections; and follow up on issues before they become larger problems.

Support preventive maintenance planning, CMMS updates, operating procedures, equipment standards, and work order practices that keep assets in good working condition.

Coordinate contractor and vendor work while keeping tenant needs, life-safety requirements, lab and life sciences operations, and building priorities in view.

Complete preventive maintenance, inspections, service calls, assigned work orders, and facility projects safely, accurately, and on time.

Maintain applicable records, including refrigerant logs, and support regulatory, safety, and operational compliance.

Perform general building maintenance and specialized services for base building and tenant needs, including light carpentry, plumbing, and related repairs as needed.

Use practical trade knowledge, good judgment, and a team-first approach to support safe operations and responsive service for tenants and building occupants.

 

Qualifications:

 10+ years of hands-on experience in commercial facilities, and building engineering with a concentration on HVAC mechanical and controls systems.

• Experience working with complex building systems in commercial office, life sciences, laboratory, or similar technical facilities.
  
• Strong troubleshooting skills across HVAC, BAS/controls, mechanical systems, chilled water, hydronic systems, and related building equipment.

• Hands-on experience with energy recovery units, pumps, motors, variable frequency drives, control valves, actuators, air handling units, and HVAC control sequences are strongly preferred.

• Knowledge of mechanical, electrical, plumbing, life-safety, and building automation systems.

• Ability to read and interpret building plans, schematics, equipment documentation, and system drawings.

• Ability to communicate clearly with engineers, supervisors, Property Management, tenants, and vendors while staying focused on safe, practical solutions.

• Ability to mentor others, lead through field experience, and jump in when the work requires an extra set of skilled hands.

• Knowledge of OSHA safety and compliance regulations; ability to successfully complete OSHA 10 General Industry training.

• Safe and responsible use of power tools and facilities of maintenance equipment.

• Proven track record of working safely, responsibly, and with a high level of ownership in a tenant-focused environment.

• Proficiency with Microsoft Office applications, including Excel, Word, and Outlook.

Physical Requirements 

• Ability to lift up to 50 pounds. 
• Ability to work at heights (ladders/scaffolding) and safely operate tools/equipment commonly used in facilities maintenance. 

Education & License

• High school diploma or GED required; equivalent combination of education and relevant work experience will be considered.
• Safety training OSHA 10 or 30 is preferred.
• Massachusetts Refrigeration License is strongly preferred

The hiring range for this position is $35.62 to $51.20 per hour. Final offers are based on factors such as geographic location, education, skills, and experience.
