About the Role
Our client, a well-established property management organization specializing in residential communities, is seeking an experienced Property Manager to oversee daily operations of one or more apartment communities. This role is responsible for delivering exceptional resident experiences, leading on-site teams, and ensuring strong financial and operational performance. The ideal candidate is a proactive leader with a strong background in multi-family housing, team management, and property operations. Job Description
The Property Manager is accountable for the overall success of assigned properties, including operations, financial performance, compliance, and team leadership. This role ensures properties are well-maintained, residents receive excellent service, and ownership objectives are consistently met.
Key Responsibilities:

• Supervise and provide direction to on-site staff, including office, maintenance, and grounds personnel
• Address and resolve resident concerns in a timely, professional, and customer-focused manner
• Lead marketing efforts for the community, including outreach to local businesses and corporate partners
• Ensure compliance with company policies, as well as all state and federal housing and employment regulations
• Oversee financial performance, including budgeting, reporting, and managing expenses
• Monitor and adhere to established property budgets; communicate proactively regarding unexpected costs
• Respond to and coordinate resolution of emergency situations (including after-hours incidents)
• Enforce property rules and regulations, including issuing lease violations, non-renewals, and eviction notices as needed
• Plan and support community engagement initiatives and resident events
• Maintain consistent communication with internal leadership and property ownership stakeholders
• Identify opportunities for operational improvements and execute special projects as assigned

Qualifications
Required Qualifications:

• High school diploma or equivalent
• Experience managing apartment communities with 100+ units within a professional property management environment
• Minimum of 4+ years of supervisory experience, with a demonstrated ability to lead and motivate teams
• Strong knowledge of property operations, budgeting, and financial reporting
• Excellent leadership, organizational, and problem-solving skills
• Exceptional communication and interpersonal abilities
• Ability to handle multiple priorities and work effectively in a fast-paced environment
• Proficiency with property management technology and systems

Preferred Qualifications:

• Experience with affordable housing programs, including Tax Credit (LIHTC) and Section 8
• Experience using Yardi or similar property management software
• Proven track record of successful property marketing and occupancy management
