Job Description
Job Description
Position Summary:
A Neighborhood Sales Counselor is responsible for managing the daily operations of the community sales office, with a primary focus on achieving sales and closing goals. This role involves showcasing homes, delivering exceptional customer service, and guiding prospects through the homebuying process—from initial contact to closing—while meeting or exceeding monthly sales targets within defined profit margins.
Responsibilities:
- Engage with prospects online and in person, conduct model demonstrations, identify buyer needs, and guide them through the sales process from initial contact to closing.
- Proactively follow up on leads from various sources, including self-prospecting, referrals, marketing campaigns, and realtors, using a consistent and organized approach.
- Support buyers through contracts, financing, options selection, and construction; maintain regular communication, ensuring a smooth closing experience.
- Build and maintain strong relationships with realtors and stay informed on competitive market activity through regular reporting and research.
- Ensure the model homes and sales center are presentable, well stocked, and operational, handling all administrative duties as needed.
- Maintain accurate records in CRM (HubSpot), and complete all required reports related to sales activity, appointments, and community updates.
- Demonstrate integrity, professionalism, and collaboration, working closely with the sales and marketing teams to enhance and optimize the customer experience.
- Achieve division and community-specific sales and production goals.
- Conduct competitive market analysis and shop the competition to assess market positioning.
- Complete Comparative Market Analyses (CMAs) on a monthly or bi-weekly basis.
- Ensure accountability for customer experience by monitoring and achieving Eliant Survey Scores and other division-determined goals.
- Develop and maintain a strong network of realtor contacts and industry connections.
- Attend and coordinate broker meetings, as well as market-specific trainings, to deepen understanding of the current market landscape.
- Proactively generate traffic through phone calls, social media, events, and realtor outreach.
- Follow up on leads from multiple sources, maintain consistent prospect communication, and support self-prospecting activities.
Key Qualifications:
- High School Diploma or general education degree (GED).
- Valid Real Estate License (as applicable by State).
- 1–3+ years of sales experience.
- Proven ability to close sales and deliver strong customer service.
- Excellent verbal and written communication skills.
- Highly organized with strong follow-through and ability to manage multiple tasks.
- Proficient in Microsoft Office (especially Excel), Windows, and CRM systems such as HubSpot.
- Quick to learn and adapt to new software and tools.
Base Salary:
The estimated annual compensation for this position is $50,000 per year (base salary of $50,000 plus commission). Base Salary is paid bi-weekly, every other Friday.
Benefits:
In addition to competitive health insurance coverage for team members and their dependents, Risewell Homes also provides comprehensive benefits such as generous paid time off policies, like vacation, holidays, sick leave, jury duty, and bereavement; paid disability, parental and military leave; company-sponsored and voluntary term life, AD&D, and short- and long-term disability insurances; a 401(k) retirement plan with employer matching; and a wellness incentive program to help team members thrive both personally and professionally.
Physical Requirements:
This role requires the ability to sit, stand, walk (including uneven terrain), bend, reach, climb stairs, and lift or carry items up to 25 pounds. Candidates must have full-color vision, adequate hearing, and the ability to communicate clearly and type efficiently. Proficiency with computers, including the use of a keyboard and calculator, is essential.
Work is performed in both office and field settings. The primary environment is a sales office with a low to moderate noise level, involving extended computer use, paperwork, and phone communication. The secondary environment includes active construction sites, where conditions may involve moderate noise, heat, cold, and inclement weather. The position also requires operating a motor vehicle, visiting jobsites regularly, and reading construction plans. Because the role involves frequent public contact, professional appearance and appropriate business attire are expected. The physical demands and work environment characteristics described are representative of those that must be met by an employee to successfully perform the essential functions of the position. Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
Supervisory Responsibilities:
This position does not supervise other employees.
Travel Requirements:
A valid driver’s license and active vehicle insurance is required at all times.
Safety Requirements:
This is a safety sensitive position. The role includes duties that may affect the safety and health of the employee and others.
FLSA Classification: Non-Exempt
