DIRECTOR OF BUSINESS DEVELOPMENT - COMMERCIAL CONSTRUCTION

Build Relationships. Win Profitable Work. Help Shape the Growth of a Commercial General Contractor. Global Construction is seeking a proven commercial construction business-development leader who can personally originate and close profitable work while helping build a scalable BD organization. This is a producer-first, player-coach position—not a purely administrative leadership role. The successful candidate must bring established industry relationships and a documented history of converting those relationships into awarded commercial general contracting work.

WHAT YOU’LL DO

Personally originate and secure profitable commercial construction opportunities Build executive-level relationships with owners, developers, operators, architects, consultants, and asset managers Create opportunities before they reach the open-bid market Lead pursuits from initial relationship through preconstruction, proposal, negotiation, and contract award Maintain a substantial qualified pipeline with accurate forecasting Collaborate with estimating, preconstruction, operations, and executive leadership Help build and eventually lead a scalable business-development team

WHAT WE’RE LOOKING FOR

7+ years of commercial construction business-development experience preferred Direct commercial general contractor business-development experience strongly preferred Proven history of personally originating significant commercial GC revenue Established relationships with commercial construction decision-makers Strong understanding of preconstruction, estimating, contracts, project delivery, risk, and profitability Disciplined CRM, pipeline-management, negotiation, and follow-through skills Competitive, accountable, entrepreneurial, and results-driven mindset Candidates from adjacent construction sectors may be considered only if they can demonstrate strong owner or developer relationships and a successful history of originating commercial GC opportunities. General B2B sales experience without relevant commercial construction experience will not meet the requirements.

PERFORMANCE EXPECTATIONS

The successful candidate will be expected to build a qualified pipeline quickly and personally originate approximately $7 million–$10 million in profitable commercial construction revenue during the first full year.

Uncapped performance incentives tied to profitable business personally originated and secured Exceptional producers may exceed this range Kapella rewards profitable growth—not revenue for the sake of revenue.
