Job Summary This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role performs all activities related to leasing to new residents, ensures resident satisfaction throughout the lease term, and secures lease renewals. Qualifications Previous sales and customer service experience desired; a positive can‑do attitude is required. Proficiency in MS Office Suite; experience with property management software such as Yardi or One Site is desired. Strong written and verbal communication skills; ability to complete legal documents and explain apartment features. High level of professionalism in manner and dress. Essential Responsibilities Perform all sales and leasing activities to reach revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, and background checks. Prepare leases and move‑in packages and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensuring they are in move‑in ready condition and coordinate any required maintenance. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and manage concessions and special programs. Design and execute marketing activities, including resident referral programs, employer outreach, and internet marketing tools such as Craigslist, Facebook, and email. Use on‑site property management software to track availability, record leasing activity, manage resident data, and capture demographic information. Maintain show quality by inspecting the marketing corridor, ensuring unit merchandising, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction through email, phone calls, thank‑you notes, or other contacts. Execute lease renewal activities, including preparing renewal letters, meeting with renewing residents, and ensuring timely signature of renewal documents. Respond promptly to resident and client/owner concerns and resolve issues or document requests for appropriate personnel. Required Licenses or Certifications All required state and local licenses and certifications. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Ability to work a flexible schedule, including evenings, weekends, and holidays. Occasional travel to assist other properties may be required. Compensation The hourly range for this position is $21.00 - $24.00. Depending on role level, employees may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonuses (onsite property positions).
