Leasing Manager

Affordable housing leasing in New York City operates under a distinct set of pressures. Fairstead, which owns and manages more than 30,000 units across 28 states, is hiring a Leasing Manager to oversee leasing operations at its New York properties and lead a team of leasing specialists through exactly that complexity. What the Role Actually Covers This is a supervisory leasing position with hands‑on responsibility for occupancy performance. You'll manage the full leasing cycle: qualifying prospective residents against program eligibility criteria, showing units, processing applications, preparing leases and addendums, and reviewing move‑in files for completeness and accuracy. Beyond your own activity, you're accountable for the accuracy of data entered by your leasing team in Yardi, and you'll monitor weekly occupancy and traffic reports to spot gaps before they become problems. Waiting list management is a meaningful part of the job at affordable properties. Keeping those records current, processing applicants in compliance with HUD and agency guidelines, and ensuring all correspondence reflects program requirements takes consistent attention. NYC Rent Regulation laws add another layer, so familiarity with Rent Stabilization procedures matters here in a practical, day‑to‑day sense. You’ll also stay involved after move‑in. Resident retention support, ongoing customer service, and work order coordination are part of the scope, which reflects Fairstead's integrated owner‑operator model where leasing and operations stay connected rather than siloed. What Strong Candidates Bring Three or more years of on‑site leasing or sales experience, ideally with exposure to affordable or subsidized housing programs Working knowledge of HUD regulations and NYC Rent Stabilization requirements Proficiency in Yardi and Blue Moon, both of which are used actively in this role Experience supervising or coaching leasing staff, with a track record of improving team performance Comfort managing applicant eligibility reviews under specific program guidelines, not just standard credit and income screening Bachelor's degree Fair housing knowledge and strict adherence to compliance standards The candidates who stand out in affordable leasing management typically combine genuine compliance fluency with the ability to coach their team through nuanced eligibility conversations.
