Project ManagerAn established commercial general contractor is seeking an experienced Project Manager to lead Class A office tenant improvement and high-end commercial interior projects from preconstruction through final closeout.This role is ideal for a Project Manager who has built their career around sophisticated office interiors and understands the level of coordination, finish quality, scheduling, and client service required for Class A environments. Projects may include high-rise office buildouts, corporate headquarters, executive spaces, occupied renovations, and complex tenant improvements.The ideal candidate can take complete ownership of project preconstruction, budgeting, procurement, contracts, scheduling, financial performance, subcontractor management, and client relationships while partnering closely with field leadership.Key ResponsibilitiesManage Class A commercial office TI and interior construction projects from preconstruction through closeoutLead preconstruction efforts including conceptual budgeting, estimating, constructability reviews, value engineering, and procurement planningDevelop and maintain project budgets, forecasts, schedules, and cost reportsManage subcontractor bidding, buyout, scope development, contract negotiations, and awardsReview architectural, structural, and MEP drawings, specifications, and finish schedulesCoordinate complex architectural finishes, millwork, glazing, ceilings, flooring, lighting, HVAC, plumbing, electrical, and specialty scopesManage RFIs, submittals, mock-ups, samples, material approvals, change orders, and project documentationIdentify and track long-lead materials and equipment to protect project schedulesManage project costs, commitments, purchase orders, billing, change estimates, and financial reportingPrepare and administer owner contracts, subcontract agreements, and change documentationDevelop project schedules in coordination with the Superintendent and maintain critical milestonesLead owner, architect, designer, consultant, and subcontractor meetingsMaintain consistent communication with clients throughout the project lifecycleRespond to RFPs and assist with developing competitive budgets and proposalsCoordinate closely with Superintendents to resolve field issues and maintain schedule, quality, and safetyIdentify potential cost, schedule, design, and procurement risks before they impact project performanceManage lien documentation, releases, notices, and other contractual requirementsMentor and develop Project Engineers and Assistant Project ManagersLead punch list, turnover, warranty documentation, and final closeoutRequirements5+ years of Project Management experience in commercial tenant improvement / interior constructionClass A office tenant improvement experience requiredHigh-rise commercial office interior experience strongly preferredProven experience independently managing projects from preconstruction through closeoutStrong understanding of high-end architectural finishes and MEP coordinationExperience with occupied renovations and fast-paced TI schedules preferredStrong experience with subcontractor buyout, procurement, budgeting, forecasting, and cost controlExperience managing contracts, subcontracts, change orders, pay applications, and project financialsFamiliarity with AIA documents and commercial construction contract requirementsAbility to read and interpret architectural, MEP, and engineered drawings and specificationsStrong understanding of construction accounting, invoicing, lien releases, notices, and project documentationStrong client-facing communication and relationship-management skillsExcellent negotiation, leadership, organization, and problem-solving abilitiesAbility to successfully manage multiple projects and deadlinesProficiency with Bluebeam, Microsoft Project, Excel, Word, Outlook, Adobe, and construction management softwareBachelor's degree in Construction Management, Engineering, Business, or related field preferred; equivalent experience consideredIdeal Project BackgroundCandidates with a strong track record in the following will be prioritized:Class A office tenant improvementsHigh-rise commercial interiorsCorporate headquarters and executive officesHigh-end office buildoutsOccupied commercial renovationsComplex architectural interiorsFast-track tenant improvementsHigh-end finish and MEP-intensive projectsCompensation & BenefitsCompany vehicle or auto allowanceEmployee Stock Ownership Plan (ESOP)Comprehensive benefits packagePaid holidays and PTOLong-term advancement opportunitiesProfessional development and mentorshipStable pipeline of sophisticated Class A commercial interior projectsCollaborative team environment with strong exposure to clients and leadership
