Project Manager

Job Overview Directs project management services on assigned JLL client projects/regions/practices, providing superior client service. Responsibilities Oversee project implementation and execution through completion of construction, including programming, design, entitlements, bidding, permitting, and construction management. Manage project financials up to $25,000 – $75,000 and assist in budget development, hard and soft cost estimation, and monthly spend forecasting. Build and carry out marketing and development initiatives to deliver results for existing and potential clients. Oversee capital improvement and asset preservation programs with design and construction processes at multiple sites. Develop or assist in developing project budgets, including hard and soft costs, and maintain monthly spend forecasting analysis. Assist or manage project scheduling, and make project decisions based on owners’ objectives such as site improvements, entitlements, permits, consultant selection, design team management, schedule creation, contractor selection and management, and financial management. Assemble and manage required teams of consultants and contractors, negotiate contracts, and interface with architects, client staff, property managers, and vendors. Maintain client relationships and assist in conflict resolution. Provide onsite supervision to ensure project performance criteria are met. Evaluate consultant and contractor performance. Operate independently on activities relevant to the project, deferring policy and employment issues to higher management. Identify and address areas of concern regarding potential liabilities and risk; report to Manager or Project Lead. Assist Market Leader and Regional Management in establishing best practices and standards of excellence. Assist in training and developing JLL team members in firm procedures, methodology, and practices. Assist local PDS team in meeting profit numbers on a Market, Regional, and National level. Perform business development activities including sourcing, pitching, and securing new business and projects within local markets. Participate in client meetings or presentations to demonstrate capabilities. Assist in developing marketing materials and support information/data. Maintain a working knowledge of the business unit’s available products and services. Ensure accounts receivable are maintained within planned working capital charge limits. Perform any other duties and tasks assigned. Qualifications Associate’s degree in construction management or 10+ years in industrial construction project management. Preferred: Degree in Architecture, Engineering, or Construction Management. 10 years experience in commercial and industrial buildings. Firm knowledge of construction, architecture or commercial real‑estate industry. Strong interpersonal skills with the ability to interact with executive‑level internal & external clients. Organized and detail‑oriented with the ability to prioritize and manage differing business needs. Proficiency with Microsoft Office products (Word, Excel, Outlook, PowerPoint) and basic Adobe skills. Ability to multi‑task within a team structure and independently. Strong analytical and critical thinking skills including root cause analysis and solution development. Outstanding organizational and time‑management skills. Benefits & Compensation Estimated compensation: $73,500 – $106,700 USD per year. Location: On‑site – Rockford, IL.
