Leads day-to-day maintenance operations for an assigned public or affordable housing property, with responsibility for work-order performance, preventive maintenance, building systems, inspections, staff oversight, vendor coordination, unit readiness, emergency response, and maintaining safe, clean, and inspection-ready properties.

• Review, assign, monitor, and track emergency, urgent, aging, preventive, inspection-related, and routine work orders in Yardi or the Company’s designated work-order system.

• Support a 24-hour emergency response standard and 48-hour urgent repair turnaround , while monitoring open work orders and escalating overdue or high-risk items.

• Conduct routine building and property walks to identify safety, cleanliness, maintenance, building-system, and resident-service concerns before they become larger issues.

• Maintain and monitor written preventive-maintenance schedules for boilers, pumps, HVAC equipment, elevators, roofs, plumbing, electrical systems, fire and life-safety systems, and other major building equipment.

• Keep assigned properties prepared year-round for CHA, HUD, NSPIRE, and other required inspections , and coordinate timely correction of identified deficiencies.

• Supervise, coach, and support the Chief Engineer and assigned maintenance, janitorial, helper, or support personnel; review work quality and verify repairs before work orders are closed.

• Coordinate vacant-unit maintenance and repairs to support timely unit turns and lease-ready conditions.

• Scope vendor work, coordinate access and resident notices, monitor vendor performance, and inspect completed work before approval or sign-off.

• Monitor maintenance spending, inventory, tools, supplies, emergency parts, and materials while supporting effective budget control.

• Identify recurring maintenance problems, system weaknesses, and equipment nearing the end of its useful life and recommend repair, replacement, or capital improvements.

• Escalate conditions affecting resident safety, essential services, inspection readiness, property operations, or contractual performance.

Additional Duties: Performs other duties, special projects, emergency assignments, coverage responsibilities, and tasks as needed or assigned to support property, resident, client, and organizational needs.

• High school diploma or equivalent.

• Five or more years of experience in building maintenance, facilities, multifamily housing, affordable housing, public housing, or a related field.

• Two or more years of supervisory, lead, or team-lead experience preferred.

• Working knowledge of HVAC, plumbing, electrical, boilers or hot-water systems, appliances, carpentry, and general building maintenance.

• Experience supervising maintenance employees and coordinating outside vendors or contractors.

• Ability to prioritize emergency, urgent, preventive, inspection-related, and routine maintenance needs.

• Strong computer proficiency in Microsoft 365 and work-order or property-management systems; Yardi experience preferred.

• Strong communication, organization, documentation, problem-solving, safety awareness, and customer-service skills.

• Valid driver’s license and reliable transportation, as required for assigned responsibilities.

• Ability to work on-site and participate in evening, weekend, emergency, and on-call coverage as required.

• Experience with Chicago Housing Authority (CHA), HUD, public housing, affordable housing, or other regulated multifamily housing programs.

• HVAC, EPA 608, boiler, Stationary Engineer, electrical, plumbing, or comparable building-trade certification.

• Experience managing preventive-maintenance programs and major building systems.

• Experience preparing properties for HUD, NSPIRE, CHA, or comparable physical inspections.

• Experience managing maintenance operations across multiple buildings or properties.

• Experience using Yardi or comparable property-management and maintenance systems.

This position primarily operates on-site within a public or affordable housing environment and may require work in residential units, common areas, mechanical rooms, rooftops, basements, offices, outdoor areas, and other assigned locations.

Normal business hours are generally 8:30 a.m. to 5:00 p.m., Monday through Friday. Evening, weekend, emergency, on-call, or local travel assignments may be required based on property needs, resident emergencies, inspections, severe weather, building-system failures, or operational requirements.

The employee must be able to perform the essential functions of the position, with or without reasonable accommodation, including walking properties, climbing stairs, accessing mechanical rooms and rooftops, bending, reaching, and lifting up to approximately 50 pounds.

Regular attendance, timely response to maintenance needs, accurate work-order documentation, safe work practices, professional conduct, inspection readiness, and compliance with Company policies and applicable housing requirements are essential.
