Job Overview Responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Performs all leasing activities, provides resident satisfaction, and secures lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals: greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing lease and move-in package, ensuring smooth move-in and lease signing. Inspect apartments prior to move-in; ensure move-in readiness and schedule outstanding items with maintenance. Stay informed about current market and competitor conditions; develop and implement short- and long-term marketing plans and goals to sustain occupancy; follow established policies related to concessions and specials. Design and execute marketing activities to drive traffic, including resident referral and employer outreach, internet marketing tools (Craigslist, Facebook, e-mail) and community-specific marketing plans. Use on-site property-management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident and prospect data, and capture critical demographic info. Ensure show units meet company standards for quality: daily inspect marketing corridor, leasing tour, communicate maintenance needs, merchandising, preparing leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via e-mail, thank-you notes, cards, phone calls, or other contacts. Execute and perform activities in support of lease renewal program: prepare renewal letters and packages, meet with and contact renewing residents before move-out, ensure renewal documents signed on time. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests. Requirements All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required for training, meetings, or assistance at other properties. Work flexible schedule, including evenings, weekends, and holidays. Compensation Hourly rate: $17.00 - $21.00. Base salary with eligibility for quarterly or annual bonus (corporate positions) or weekly, monthly, quarterly bonus (on-site property positions) based on performance.
