Facilities ManagerThe Rosenblum Companies is looking for an experienced Facilities Manager(FM) to lead the people, systems, and strategies to help ensure that our portfolio performing at its best. This is a hands-on leadership role for someone who understands that exceptional facilities management goes beyond maintaining buildings—it's about protecting assets, improving performance, developing great teams, and creating an exceptional experience for our customers.The FM will oversee building operations across our commercial and multifamily portfolios. We're proud to have been named Developer of the Year in 2024 and one of Albany's "Best Places to Work" and Times Union's "Top Workplaces"!Major AccountabilitiesLead, manage and hold accountable the building engineering teamProvide overall direction and training protocols for the building maintenance team and, as applicable, other team members.Foster guidance, support, and improvement opportunities through weekly team meetings and regular 1:1 meetings with Lead Building Engineers.Regularly monitor team and property performance through metrics, observation, and collaboration.Strategic owner of building systemsServe as the company subject matter expert for all Building Systems (BS); standardize BS programming and operational practices across portfolio.Optimize efficiency through trend analysis and data reporting.Develop long-term strategies and technology roadmap to optimize building automation and performance.Partner with controls contractors to identify and address issues and implement system improvements.Utilize building analytics to reduce operating costs while maintaining occupant comfort.Energy management & sustainabilityDevelop and execute energy efficiency initiatives across the portfolio.Lead sustainability programs that improve operational efficiency and environmental performance.Track energy benchmarking and utility performance metrics.Identify and implement rebates and incentives for capital improvements.Repair & maintenance budget ownershipDevelop, manage, prepare annual Repair & Maintenance (R&M) budgets for all assigned properties in cooperation with the Accounting team.Monitor and analyze monthly budget variances and implement corrective action when necessary.Provide detailed monthly reporting, with real time updates on operating expense budget, capital needs, and coordination to support NOI goalsIdentify opportunities to reduce operating costs without sacrificing service quality.Refine and improve operating procedures to optimize cost, quality, and efficiency through analysis of new systems, vendors, products or practices.Capital planning budgetDevelop annual and a 5-year rolling capital improvement plans to ensure buildings reflect company standards and property management best practices, while aligning spending with budgetary needs.Prioritize projects based on asset condition, lifecycle, risk, and return on investment.Oversee execution of approved capital projects from planning through completion. Monitor project budgets, schedules, and quality standards.Ensure coordinate with consultants, contractors, and internal stakeholders throughout project implementation.Preventative maintenance & inspection strategyDevelop and maintain comprehensive preventative maintenance programs.Reduce reactive maintenance through reliability-centered maintenance principles.Oversee and promote BE team ownership and performance of preventive maintenance program.Other General Duties and ExpectationsProvide hands-on training and direction to LBE's with an emphasis on quality, timeliness, cost savings, safety, and knowledge of building systems.Escalate any tenant relationship concerns to the Property Manager as appropriate and assist in resolution.Serve as backup to Lead Building engineers and Property Manager(s) as needed including being available for emergency response during non-work hoursPerform related duties as assigned based on company needs.Knowledge, Skills, & AbilitiesKnowledge of building systems, HVAC, electrical, plumbing and mechanical systems.Knowledge of customer service standards and procedures with ability to provide efficient, timely, reliable and courteous service to internal customers.Strong interpersonal and communication skills and ability to work effectively with a diverse community.Strong attention to detail, organization, and time management skills, with the ability to prioritize multiple tasks seamlessly.Collect, interpret, and/or analyze complex data and information. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, or schedule form.Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.Ability to calculate basic figures and amounts such as totals, averages, percentages, fractions, etc., using calculators and basic Excel formulas.Minimum Job Requirements5-7 years of experience of facilities management including hands-on building maintenance and/or construction.Strong knowledge of building systems, mechanical/electrical operations, and maintenance best practicesExperience leading and managing maintenance teams and vendors.Proven ability to build and maintain quality relationships with tenants, vendors, and team members.Valid driver's license and ability to travel between properties within the Capital District.Computer literate, proficient with common business software/applications (e.g., Microsoft Office suite), and ability to adapt to new technology and mentor team in doing so.Working Conditions & Physical EffortThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
