Project ManagerA well-established mechanical contractor is seeking an experienced Project Manager to lead projects from preconstruction through final closeout. This position is responsible for delivering projects according to contract scope, schedule, and budget while overseeing subcontractors, consultants, procurement, project financials, and overall quality.The ideal candidate has a strong background in commercial HVAC, plumbing, mechanical piping, and/or process piping construction and can independently manage the operational and financial sides of multiple projects.Key ResponsibilitiesManage mechanical construction projects from preconstruction through final completionReview bid documents, contracts, and letters of intent to confirm project scope and contractual requirementsDevelop and implement preconstruction and project schedulesEstablish labor and material cost codes and monitor project costsPrepare project billing schedules of values and execute monthly billingsProcure fixtures, equipment, materials, subcontractors, and consultantsManage subcontractor and consultant selection and coordinationBuild and manage product submittal packagesReview and approve project purchase ordersManage change estimates and drive timely approval of change ordersReview RFIs for scope, cost, constructability, and project riskMonitor project schedules and proactively respond to schedule impactsTrack project costs, cash flow, milestones, and deliverablesConduct regular site visits and coordinate closely with field leadershipLead internal preconstruction and project startup meetingsIdentify design issues, delays, cost overruns, and other potential project risksDevelop contingency plans and proactively manage changes in project scopeMaintain accurate RFIs, change estimates, transmittals, and project recordsManage final closeout including warranties, O&M manuals, as-builts, and turnover documentationQualifications5–10 years of experience in mechanical construction or a related disciplineStrong experience with commercial HVAC, plumbing, mechanical piping, and/or process piping projectsExperience independently managing projects from preconstruction through closeoutStrong understanding of mechanical construction scheduling, procurement, and field coordinationExperience managing project budgets, billing, cost control, and cash flowStrong knowledge of RFIs, submittals, change orders, contracts, and project documentationAbility to read and interpret mechanical drawings, specifications, and contract documentsExperience coordinating subcontractors, consultants, vendors, and field teamsStrong communication, organization, leadership, and problem-solving skillsBS in Mechanical Engineering or equivalent preferredPreferred Project ExperienceCommercial HVACCommercial plumbingMechanical and process pipingTenant improvements and renovationsGround-up commercial constructionDesign-build / design-assist mechanical constructionComplex equipment and material procurementSoftware ExperienceExperience with construction management and project controls platforms such as:Microsoft ProjectBluebeamProcoreBIM 360ViewpointTexturaRakenCADD-ESTMicrosoft Excel and OfficeCompensation & BenefitsCompetitive salary based on experiencePerformance-based bonus potentialMedical, dental, and vision insurance401(k)Paid holidays and PTOLong-term advancement opportunitiesStable pipeline of commercial mechanical construction projects
