Job DescriptionJob SummaryIf you are considering sending an application, make sure to hit the apply button below after reading through the entire description.Oversees the general maintenance repairs, apartment make ready execution, preventive maintenance, and overall property condition of an apartment community with over 300 units. Primary duties include supervising the daily operations at the property in the areas of landscaping, carpentry, painting, fencing and roofing repairs, plumbing, light electrical as well as the performance of all routine and preventative maintenance required to maintain the physical integrity of the property.Responsibilities include(but are not limited to)Supervision and Scheduling of Maintenance Assigns daily work to maintenance employees and follow-up for the completenessOversees the accurate and timely completion of work orders assigned.Ensures that all turnover repairs and services are completed correctly and on schedule. This includes maintenance of appliances, smoke detectors, plumbing, electrical, painting, HVAC, and cleaningEnsures all phases of snow removal are executed including shoveling of walkways and parking lots, application of ice-melt (salting) and operating of plows to clear roadways and parking lotsPreventive MaintenanceMaintains awareness of the physical condition of the property and identifies and ensures repairs are performed to correct any unsafe conditions. Reports any areas that show signs of more significant problems to ManagementProvides input to Management in relation to potential problems that need to be addressed on the property for the creation of the annual budgetInventory ControlManages all maintenance purchasing and maintains inventory levels of parts and supplies. Secures approval from Manager on non-routine itemsEnsures the maintenance shop is organized and cleanAdministration and Record KeepingMaintains accurate records regarding preventative maintenance, work orders (received and completed), expenditures, apartment turnovers, and work-in-progressProcesses invoices for paymentAdvanced knowledge of leasing practices, fair housing, lease terms and landlord/tenant lawCustomer Service Develops and maintains positive and professional relationships with residents, contractors, and suppliersEnsures maintenance requests are met on a timely basisKeeps Management informed of significant problems and/or concerns relating to the residents of the propertyCapital ImprovementsAbility to participate in the development of the scope of workAct as the point of contact for contractors for bids and to manage the project to insure timely completionOther duties as assignedRequired Skills and ExperienceMinimum of three (3) years of supervisory experience requiredFour (4) or more years' experience in property maintenance, with a working knowledge and experience in the following areas: Plumbing, HVAC, Electrical, Carpentry and AppliancesAdvanced leadership skills and the ability to build and supervise a teamExcellent communication and interpersonal skillsOutstanding organizational and time management skills with the ability to multitaskProven track record of facilitating the identification xhyhwjd of and providing solutions to complex problems within established processesAdvanced level of safety knowledge and awareness to oversee safe performance of maintenance teamAbility to be at work regularly and on timeMust have valid driver's license & clean driving recordReliable transportation requiredAbility to work weekends or extended hours as required, including on-call rotationOther Preferred Skills & Qualifications including but not limited toOSHA 10/30EPA Section 608Mold Remediation CertificationLead Safe Renovate RightExperience operating a plow truckExperience operating heavy equipment (Skid Steer, Mini Excavator)Physical RequirementsConstant need to be on feet; bend, stoop, squat; climb stairs, push or pull, reach above shoulder, climb ladders, grasp/grip/turning; finger dexterity; writing; shoveling; lifting/carrying to perform maintenance supervisor dutiesMust be able to lift up to 50 pounds unassisted
