Project Manager

Position Project Manager-Construction Concrete Summary The Project Manager is responsible for leading multiple commercial and industrial concrete projects from handoff through closeout. This role requires strong leadership, disciplined project management, clear communication, financial awareness, attention to detail, and the ability to build and maintain effective relationships with clients, vendors, subcontractors, and internal project teams. The Project Manager must have a thorough understanding of concrete installation, finishing, scheduling, documentation, cost control, field coordination, and the effective delegation and supervision of Assistant Project Manager responsibilities. Key Responsibilities Project Setup & Handoff Review the subcontract agreement and provide a copy to the in-house attorney for review. If revisions are needed, return the subcontract to the General Contractor with clear notes for approval and incorporation. Coordinate with the VP to negotiate any rejected revisions and resubmit for approval as needed. Review project details with Estimator and Assistant Project Manager to ensure buyout is complete. Work with APM, Procurement, & Estimator to create Purchase Orders and Subcontracts within budget constraints. Request Insurance Cert. per contract docs provided to carrier. Ensure project specific Safety Manual is provided by the Safety Department and submitted to General Contractor. Ensure the project budget, including AC01, and the executed subcontract agreement are submitted to accounting and set up in Spectrum and Procore. Hold an in-person handoff meeting with the project team, including the labor subcontractor, superintendent, estimator, APM, and VP of Operations. Ensure a “Field Use” set of plans is created and provided to the Project Team with assistance form APM. Coordinate with the Assistant Project Manager to assign project setup tasks, confirm completion of required documentation, and review progress during the handoff process. Submittals, RFIs, ASIs, & Change Order sWork with project team to create RFIs for any issues where answers are not evident .Ensure a potential solution is provided .Work with Estimator & APM to gather product data from vendors or subs to create Submittals for any materials to be utilized in construction .Concrete, Rebar, Forms & Accessories, Form Liner, Aggregates, Decorative Finishes, Forming & Bracing plans (Engineered or otherwise)…etc .Work with Estimator & APM to create and submit change orders for any additional scope of work not included in the Subcontract .Large wholesale changes to be worked up by Estimator .If added scope affects subcontractors or vendors, adjust purchase order and work order budgets accordingly .Once CO is approved/executed, make any required adjustments to vendor and Sub POs & Work Orders .Track, follow up, and complete cycle in project management software (Spectrum/Procore) for any updated and/or approved items .Distribute approved items to the project team to ensure implementation in the field .Ensure “Field Use” plans are updated with revised drawings throughout the project and distribute updated information to the project team after additional scope is approved .Delegate appropriate submittal, RFI, ASI, change order tracking, and document control tasks to the Assistant Project Manager while maintaining final review and accountability for accuracy, timeliness, and project impact .Ensure Operations Team is aware of potential added scope to avoid unnecessary cost impacts . Project Production, Schedule Tracking, & Report ingAttend preconstruction and weekly project meetings with the General Contract or.Review production utilizing the Production Tracker and address concerns with Operations Te am.Use the Production Tracker to verify and approve subcontractor and vendor invoic es.Review project schedule and address any concerns with the Operations Te am.Update weekly reporting for upper management, including “07 FTC Projection” and “07 FTC Executive Operations Summar y.”Supervise the Assistant Project Manager in maintaining project trackers, meeting notes, schedule updates, reporting support, and follow-up items to ensure project information remains current and actionab le. Subcontracts & Ven dorsAssist the estimator with vendor and subcontractor buyout based on pricing, logistics, availability, and prior performa nce.Ensure Vendor & Sub pricing fits the bud get.Coordinate with Procurement to create, submit, and execute POs & Work Orders with our Vendors & S ubs.Work to foster and grow our Subcontractor and Vendor b ase. Invoice App rovalReview vendor and subcontractor invoices for coding, pricing, contract alignment, and project accu racy.Approve or reject invoices and provide clear, specific direction for any required correct ions.Contact vendors or subcontractors when invoice revisions are required and notify accounting of the correction st atus.Review invoice-related work prepared by the Assistant Project Manager and provide direction, coaching, and final approval before invoices are released to accounting or returned for correc tion. Pay Applic ationsWork with accounting and the project team to complete and submit monthly billing worksheets for each pr oject.Ensure pay app is submitted no later than the due date listed in the Subcontract with Own er/GC.Submit pay application information to accounting and the General Contractor for review prior to formal submission so revisions can be completed qu ickly.After the final pay application has been submitted and the punch list is complete and approved, submit the retainage pay applic ation.Coordinate with the Assistant Project Manager to gather billing backup, track pay application status, follow up on required documentation, and confirm retainage requirements are addr essed.Once retainage is paid, project can be c losed.Ensure subs retainage is accurate and is pai d out. Project C loseoutRequest the punch list from the General Cont ractor.Complete Punch List and ensure the GC signs off or approves in w riting.Work with accounting to create a Final Billing, or bill for ret ainage.Once retainage has been paid and all subcontractor retainage has been resolved, work with accounting to close remaining purchase orders, work orders, and other items that could prevent project cl oseout.Delegate closeout documentation, punch list tracking, and follow-up items to the Assistant Project Manager while supervising completion and confirming final closeout requirements a re met. Minimum Qualif icationsExcellent written and verbal communication skills.Strong analytical and critical-thinking ab ilities.High attention to detail with the ability to work effectively under p ressure.Proficiency with technology and project management s oftware.Strong leadership skills with the ability to mentor, manage, and support projec t teams.Ability to coordinate with, delegate to, supervise, and develop Assistant Project Managers while maintaining accountability for project o utcomes.Thorough knowledge of commercial concrete installation and finishing pr ocesses.Valid driver’s license and the ability to pass a drug screen.Preferred Qualif icationsMinimum of 3-5 years of experience managing commercial or industrial concrete p rojects.Proficiency in reading and interpreting project plans and specifi cations.Strong financial management skills, including experience with budgets, billing, cost tracking, and fore casting.Self-motivated, honest, dependable, and able to maintain a positive, professional a ttitude. #J-18808-Ljbffr
