Responsibilities Prepare all commercial loan documents through the Credit Union’s loan documentation system. Administer processes required to support the creation, closing, review, perfection, and securing of loan documentation and collateral for the commercial loan portfolio. Work closely with internal and external stakeholders, including title companies and legal counsel, to ensure loans comply with state and federal laws, regulations, and Credit Union lending policies and procedures. Review and understand commercial real estate loan terms, conditions, and financial components as detailed in credit approval documents. Identify potential problems and solutions; verify title work and UCC filings support the Credit Union’s lien position. Create loan documentation packages for each approved loan that comply with approved terms and conditions, including notes, security agreements, deeds of trust, guarantees, assignments, account holds, UCC filings, and subordination agreements. Interact with borrowers and legal counsel to review potential changes to loan documents. Perform final review of closing packages, ensuring all tasks and conditions have been addressed. Transmit closing packages to loan officers or closing office to meet closing date commitments. Review completed documents after closing to ensure proper execution and identify any exceptions. Create additional documents (loan modifications, partial lien releases, hold changes or releases, guarantor changes or releases, extensions, subordinations, renewals, etc.) as requested. Engage legal counsel as appropriate for guidance on loan documentation. Ensure perfection of collateral, including filing or recording processes for UCC, assignments, deeds of trust or titled collateral. Perform final audit of loan data before transfer to the host system. Resolve discrepancies and authorize disbursement of loan funds in accordance with regulations and policies. Act as a resource for Business Bankers and other associates for commercial/business loan document and entity structure guidance. Coordinate and attend commercial loan closings with borrowers. Receive, approve, and process vendor invoices; balance appraisal GL monthly. Provide guidance and training to co-workers as necessary. Maintain strong working relationships with credit administration and business banking teams. Ensure compliance with NCUA and other federal and state regulations; support audits and regulatory examinations. Maintain collateral files and verify completeness with all required documents and signatures. Complete annual compliance training. Track and report commercial loan production and documentation pipeline. Create and maintain effective processes and procedures. Identify enforceability issues and recommend to the Director and legal counsel. Provide training, technical support, and assistance to other associates. Participate in credit administration meetings as requested. Review inconsistencies in purchased participation loan documents and review all due diligence requests for real estate, equipment, and business appraisals. Review and test LaserPro update documentation. Track application status of all credit requests. Work with SBA on required subordination documentation. Maintain Sageworks workflow updates. Qualifications High School Diploma or GED required; Associate degree or higher strongly preferred. 5 to 8 years of similar or related experience in loan documentation and closing. Experience in commercial real estate loan transactions and UCC perfection requirements is highly desirable. Ability to review and analyze title documents to secure lien position. Understanding of general ledger, suspense accounts, and funding mechanisms. Knowledge of corporate business structures, bylaws, and operating rules. Experience evaluating borrowing entity’s formation documents for required approvals. Working knowledge of Finastra (LaserPro), Meridian Link (LoansPQ), and DNA preferred. Thorough knowledge of Credit Union policy and operating procedures. In-depth understanding of loan documentation language and systems. Notary public preferred. Compensation & Benefits Target hiring range: $31.15 / hour – $38.90 / hour (based on experience); eligible for incentives.
