What the role looks like We are seeking an Occupancy Specialist to assist with qualifying applicants in the Affordable Department. The role is based in our New York City office and reports directly to the Director of Affordable Housing. What you will do Screen applications and conduct phone interviews Review and verify all income and assets documentation from the application checklist Maintain, update and purge property waiting lists Review applicant’s files and determine eligibly Follow HUD, HPD and Section 8 guidelines. Assist various Departments with performing and overseeing audits and special projects for Beam portfolio. Who you are The ability to prioritize, coordinate and follow up on several projects simultaneously. The ability to connect with others to keep the team aligned and focused. An analytical ability to collect and use information to solve complex problems. The discipline and willingness to do what needs to be done. A love for doing what others won’t and solving difficult problems. A desire to grow and take on ever increasing responsibility. Superior time management and organizational skills Excellent problem-solving abilities and attention to detail Strong communication and interpersonal skills Ability to adapt to new technologies and learn quickly in a fast‑paced environment Doing any, or all of that, in a multi‑family environment would be good too. Your skills and experience High school diploma or GED required; an associate degree or bachelor’s degree 1 to 3+ years of experience in property management affordable housing programs or administrative clerical work. Proficiency in Microsoft Office (Word, Excel) Strong verbal communication, sharp attention to detail, and a tactful approach to customer service What we offer Exact compensation may vary based on skills, experience & location.
