SENIOR ACCOUNTING MANAGER

JOB DESCRIPTION

FUNCTION: The Accounting Manager is responsible for all areas relating to accounting functions and financial reporting. CPA preferred. This position will be responsible for daily, weekly and monthly accounting tasks and activities: overseeing financial reporting, general ledger accounting, month-end close, budgeting, and internal controls. Manages accounting operations, ensures compliance and regulatory requirements, analyzes financial performance, and provides leadership with accurate financial insights to support business decisions.

REPORTS TO: Controller

RESPONSIBILITIES:

1) Supervision

a) Manage, train and mentor the Accounts Payable and utility accounting staff. Including AP Supervisor & Specialist, Sr. Utility Specialist & Utility Admin.

b) Identify and implement efficiencies in invoice automation, payment methods & utility tracking and use of resources while maintaining a high level of accuracy and manageable workloads.

c) Oversee the full-cycle AP process, check runs and utility billing reconciliation.

d) Complete and conduct annual employee evaluations.

e) Work with direct reports to establish annual performance goals and objectives and monitor and advise on the progress to enhance the professional development of staff.

2) Financial Reporting

a) Ensure adherence to internal financial controls, company policies and regulatory standards.

b) Assist Accounting Manager & Controller with month-end financial report reviews.

c) Ensure an accurate and timely monthly, quarterly and year end close.

3) Support of Field Operations

a) Develop a strong working relationship with the Controller & Regional Teams in Ohio.

b) Develop a clear understanding of the Field Operation’s policies and procedures.

c) Interface effectively with other departments to verify transaction report data and issues.

4) Policies and Procedures

a) Develop and maintain written accounting policies and procedures.

b) Assist in development and implementation of new procedures and features to enhance the workflow throughout the company.

c) Develop and maintain internal controls including separation of duties and checks and balances.

General

Perform additional duties within reason assigned by Senior Leadership.

Requirements

QUALIFICATIONS:

1. Bachelor’s degree in Accounting, Finance or a related field.

2. 3-to-5 years of accounting experience, preferably including supervising staff and accounts payable experience.

3. Experience working in residential property management is preferred, but similar businesses with multiple locations will also be considered.

4. Advanced proficiency in Microsoft Excel and other Microsoft suite products.

5. Must be project oriented with the ability to handle multiple tasks and meet deadlines.

6. Strong supervisory skills and customer service skills.

7. Strong leadership skills. The ability to encourage employee learn and grow within their positions.

8. Strong communication (oral and written), critical thinking and analytical ability required.

9. Effective planning/organizational skills. Ability to prioritize and plan your work activities as well as your direct reports. Use time efficiently. Plan for additional resources, set goals and objectives, and develop realistic action plans.

9. Good interpersonal skills.

10. Excellent teamwork skills. Ability to balance team and individual responsibilities.

12. Experience with utility accounting or high-volume invoice processing is preferred.

PHYSICAL REQUIREMENTS:

· Stand and walk or sit alternatively depending on specific needs of the day. Estimate 40% of time is spent on feet and 60% sitting at desk.

o Push or Pull Reach Above Shoulder

· Have frequent need (33% to 66% of the time) to perform standing and walking activities related to inspecting and presenting property.

o Writing/Typing Operation of office equipment

o Grasping/Turning Telephone, doorknob use

o Finger Dexterity

· Lifting/Carrying (paperwork, deliveries, files, miscellaneous):

o Over 25 lbs. Rare need (less than 1% of the time)

o 20 lbs. - 25 lbs. Occasional need (1% to 33% of the time)

o Less than 20 lbs. Frequent need (33% to 66% of the time)

o Under 10 lbs. Constant need (66% to 100% of the time)

VISION REQUIREMENTS:

· Constant need (66% to 100% of the time) to complete forms, read and review reports and a wide variety of correspondence, view computer screen. Frequent need to see small detail.

HEARING REQUIREMENTS:

· Constant need (66% to 100% of the time) to communicate over telephone and in person with property owners, corporate and resident management, vendors, and residents.

SPEAKING REQUIREMENTS:

· Constant need (66% to 100% of the time) to communicate over telephone and in person.
