AirGarage uses datapoints like real-time occupancy, local events, weather, driver behavior, competitor pricing, and more to bring true intelligence to real estate owners’ assets for the first time. We’re investing aggressively to make the physical world legible to a digital system: cameras, sensors, and software that generate a firehose of real-time data about the world around us. That data fuels models and algorithms that allow us to optimize performance at each property while giving owners the clarity and control they’ve never had before. Before you can optimize an asset, you need to observe it. Before you can observe it, you need to bring it online. We are starting with the $131 billion US parking real estate market because it is one of the most offline and mismanaged commercial real estate asset types. 26% of the land area in the median American urban core is dedicated to parking. We are backed by top tier investors including Headline Growth, Andreessen Horowitz, Floodgate, Founders Fund, Abstract Ventures, and angel investors who have founded or worked at companies like Uber, Opendoor, Flexport, and more.
THE ROLE
As a Regional General Manager, you will be responsible for overseeing day-to-day operations for a portfolio of dozens of parking facilities within your region. Your primary responsibility is to improve the P&L of your region month over month, quarter over quarter, and year over year. You will do this by: Consistently growing the revenue of each property in your region through pricing, business development, and marketing strategies. Controlling operational expenses for all locations within your region, without sacrificing the quality of our on-the-ground operations. Strengthening owner-partner relationships to retain existing contracts and expand our footprint with each partner. In order to succeed, you'll need to be comfortable being both tactical and strategic. You'll need to become an expert on your markets and stay in the weeds to understand the nuances of dozens of unique parking facilities and our various products, while developing processes, improving operational efficiency, and owning a multi-million dollar P&L. Your day-to-day will require you to wear many hats. Some days you'll be focused on hitting aggressive growth targets, which means developing and implementing pricing, marketing, and business development strategies. Other days you'll be diving deep into property P&Ls, negotiating with service vendors, and reviewing enforcement performance to expand operating margins. And some days you'll be interfacing directly with our owner-partners to report on financial performance, walk through monthly business reviews, and work through the inevitable issues that come up at the property level. You will manage a Partner Success Manager (who owns the owner-partner relationship, retention, and reporting cadence) and an Operations Manager (who owns field execution, vendor management, and enforcement operations). You'll also work cross-functionally with Sales on new business in your region, with Product on the tools your team relies on, and with Legal on compliance and contract matters. The ideal candidate will be able to travel up to 25% of the time to visit key owner-partners and properties when required.WHAT YOU'LL DO
Own the regional P&L and top-line growth for your region. Your success will be measured on performance against metrics including revenue growth, owner NOI, and operating margins. Analyze daily, weekly, and monthly performance for each property in your region. Review financial and operational results and implement process improvements based on the findings. Run the owner-partner relationship end-to-end, including monthly business reviews, performance reporting, escalations, and contract renewals. Partner with the VP of Operations to develop the operations strategy roadmap for your region. Build, implement, refine, and manage the day-to-day processes behind a successful parking management operation across AirGarage's national footprint. Develop and implement dynamic pricing, marketing, and business development strategies to drive revenue at portfolio locations. Own enforcement operations across your region, including scan coverage, rescan ratios, citation performance, and the enforcement P&L. Lead operator transitions and new property onboarding, including standardizing prior operator P&Ls to set performance baselines and validate underwriting. Partner with our Legal team to ensure compliance with local city and state governments, and navigate various tax, licensing, and permitting requirements. Implement data-driven solutions to daily operational challenges (price optimization, monthly parker retention, new business generation, and more) to improve the experience of our customers and partners. Work closely with the leadership team and be a key voice in the business to help shape the future of the Operations team at AirGarage.WHAT WE'RE LOOKING FOR
You must live in the Western half of the United States (Pacific Time Zone, Mountain Time Zone, or in Texas). 7+ years of relevant professional experience, including 3+ years at a high-growth startup. Backgrounds in real-world operations, management consulting, investment banking, or commercial real estate are preferred. Master of Business Administration (MBA) from a top U.S. program preferred. A proven track record of leading highly complex projects, working cross-functionally, and delivering results on time. A self-starter who is energized by a difficult problem. Exceptional analytical skills (including SQL proficiency) and the ability to quickly learn new tech platforms (e.g., Salesforce, Snowflake, Sigma). Excellent written and verbal communication and strong business judgment. An entrepreneurial mindset. You're willing to get your hands dirty and operate effectively in ambiguity. 'General Manager' can mean at lot of different things in start ups. At AirGarage it means this: Everything is your responsibility. This will be a hard job. We work long hours here, including nights and weekends, and you will be expected to do the same. We are growing very fast but our operations team is lean, so every day you will have new challenges and too much on your plate, but you’ll be expected to find a way to deliver anyways. AirGarage is a remote-first company, but we also value in-person collaboration to strengthen trust and teamwork. Team members should expect ~6 weeks of travel per year for: 2–3 full company offsites, "Remote Weeks" Lending a hand to support 2 new location launches In-person onboarding as well as supporting other onboarding sessions for new team members The rest of the year, team members can work remotely from wherever (US time zones) they’re most comfortable as long as they are performing well in their role. Attendance at in-person events throughout the year is expected—if you’re not open to traveling ~6 weeks per year for work, this role isn’t a good fit for you.THE UPSIDE
