Community Manager - Bilingual - Waters at Elm Creek Apartments Full Time Management San Antonio, TX, US 8 days ago Requisition ID: 1076 Responsibilities Successfully manage multifamily properties, including HUD and Tax Credit communities. Supervise on‑site staff to implement corporate policies and procedures. Prepare accurate reports (weekly, monthly, quarterly, annually and ad hoc) detailing cash flow, budget variances, market studies and business strategies. Assist in developing and executing annual budgets, managing expenses and achieving company goals including revenue, occupancy, social programs and foundation mission objectives. Review and inspect capital replacement plans; ensure alignment with approved budgets. Maintain knowledge of local market and competition; develop tailored marketing plans and strategies. Solicit bids and negotiate with vendors. Lead the on‑site team in delivering excellent customer service. Review and monitor the monthly schedule of resident services activities supporting the AHF mission. Lead on‑site staff in evictions and other routine legal matters. Remain abreast of federal and state legal developments (Fair Housing, EEO, OSHA, ADA) and assist in ensuring compliance. Assist in ongoing process improvement, revising policies and procedures. Review employee performance and recommend or approve compensation decisions. Inspect the property regularly (scheduled and unscheduled) to assure marketability of the community. Qualifications At least three (3) years of on‑site multifamily property management experience, including at least one (1) year as a Property Manager / Community Manager of a Tax Credit community. Proven completion of a leadership development program (preferred). High School degree or equivalent (required). Professional designation or certification indicating property management expertise (e.g., CPM, ARM, CAM, TCS, HCCP, SCHM). Prior experience with affordable housing programs (income and rent restrictions, LURA and/or Tax Credit compliance, etc.). Proficiency with Yardi property management software (preferred) or similar systems. Demonstrated ability to recruit, retain, manage, direct, train, motivate and lead office and maintenance personnel. One (1) year experience evaluating employee performance, coaching and developing team members.
