Project Manager

Our clients get one point of contact, and it’s the PM. You pick the job up atturnover from preconstruction and carry it to closeout — budget, buyout,documents, and the result. You report to the Vice President of ProjectManagement and work alongside the superintendents, the assistant projectmanager, the project administrator, and accounting. What you’ll do Manage every phase from turnover through closeout, starting by reviewing preconstruction’s estimate assumptions, scope, and contract requirements. Build a project execution plan that matches the contract, the budget, and what the owner actually expects. Own the budget and the schedule of values; track cost and forecast where the job lands. Review subcontractor pricing, evaluate and price change orders, and watch profitability for the risk sitting in it. Prepare owner pay applications, review and approve subcontractor pay applications, and coordinate payment with accounting. Run the documents — RFIs, submittals, purchase orders — and keep every log current and accurate. Procure subcontractors and suppliers, and coordinate material deliveries against the schedule. Work with the superintendents to coordinate the field, and coordinate inspections, permitting, and regulatory requirements. Serve as the owner’s point of contact: run the meetings, document them, and communicate progress, budget, schedule, and risk. Keep the field and the client ahead of potential delays and changes — early notice, every time. What you bring Two or more years of commercial construction project management. High school diploma or GED required. Strong command of commercial construction methods, contract administration, and project delivery, and the ability to read drawings and specifications. Working knowledge of Autodesk Build, Viewpoint Vista, Bluebeam Revu, and Excel. Preferred: a bachelor’s in Construction Management or Engineering, design-build and construction management delivery experience, and OSHA 30. The communication instincts to deliver bad news early and good news accurately. The job is office-based with frequent travel to jobsites, client meetings, andsubcontractor offices.
