Assistant Property Manager

Position Title: Assistant Property Manager Your Role This position offers you the opportunity to expand your skills and experience in property management with the largest wholesale data center provider in the world. As Assistant Property Manager, you will report directly to the Property Manager and impact virtually all aspects of management for an assigned portfolio, leveraging your experience to support financial and operational responsibilities such as reporting, budgeting, accruals, property inspections, and customer ticket requests. What You’ll Do Reporting to the Property Manager, you will support all aspects of management with a specific focus on the financial component, assist in preparing financial reports, accruals, re-forecasts, budgeting, and reconciliations. You will also manage customer ticketing, conduct property walk-through inspections, and coordinate tenant events and special event coordination as needed. More Specifically, You Will Support the planning, budgeting and control of operating and capital expenditures. Assist in preparing annual budgets, forecasts, monthly reports, and variance reports including accruals and heavy financial reporting. Assist with accounts receivable and accounts payable, including rent collection, accruals, payment of expenses, maintenance estimates, true-ups, reconciliations, lease compliance, and documentation. Respond to customer requests and coordinate efforts with Property Management and Technical Operation teams to resolve issues. Oversee vendor selection and performance, prepare RFPs and service agreements, and monitor performance against SLAs. Schedule and facilitate maintenance with vendors and customers. Perform regular property inspections and recommend improvements. Maintain strong relationships with Asset Manager and Technical Operations to meet corporate objectives. Document and track certificates of insurance from vendors and customers. Maintain accurate information for vendors and customers. Establish and maintain effective relationships with internal and external customers and vendors. What You’ll Need Bachelor’s degree in business, real estate, accounting or finance preferred; or equivalent education and experience. Three to five years of commercial property management experience with financial reporting. Proven track record of excellent customer service. Strong understanding of financial terms and principles and ability to analyze financial statements; experience with financial reporting, accruals and budgeting. Proficient in MS Office Suite. Experience with Yardi or similar property management software. Excellent written and verbal communication skills, including capability to create complex documents. Experience working in a fast-paced, high-volume environment. Strong organizational, time-management and detail orientation skills. Strong interpersonal skills. Self-starter with minimal supervision. Strong Property/Construction accounting background preferred; data-center experience a plus. Basic knowledge of electrical and mechanical systems. Compensation and Benefits Compensation range: $80,000 - $89,000 annually.
