Job Details Job Title: Service Manager BTR Reports to: Community Manager BTR Direct Reports: None Location: Wingate Meadows Rental Homes - Wingate, NC 28174 Position Type: Full Time (30-40 hours per week) Salary: $33.00 - $34.00 hourly Travel Requirement: Up to 25% travel, up to 95% onsite work Job Shift: Day (including weekend and on-call) Job Category: Real Estate Role Overview As the Service Manager BTR, you will coordinate the work of employees who repair and maintain buildings and facilities. You will prepare work schedules, assign work, and oversee the work product. You may be involved in new construction or modification of existing properties, and you will maintain adequate inventory of repair supplies and monitor monthly maintenance budgets. You will conduct multiple site visits weekly, manage duties across one to four communities simultaneously, and represent the company professionally in service matters. Key Responsibilities Complete weekly/daily maintenance employee schedules, communicate assignments to staff, and assist with daily property tours to identify needed maintenance and liability hazards. Repair hazards or assign completion of these tasks to the maintenance team. Use personal vehicle for transportation of tools; no golf carts on site. Make independent judgments to determine required actions, prioritize emergencies, and follow prescribed procedures. Maintain the daily upkeep of grounds and property appearance, including assistance with interior/exterior rehabilitation and construction projects. Secure and maintain all property‑issued tools. Stay updated on industry issues, regulations, and restrictions, incorporating them into planning and decision‑making. Participate in site staffing needs with the Community Manager Build to Rent. Assess training needs of employees, provide input for training programs, coordinate and schedule appropriate training, and promote safety and skill development. Assist with completing written property safety audits, as needed. Perform other duties as assigned. You Have Minimum of two years progressive maintenance experience, including heating, air conditioning, and major construction (foundations, framing, roofing, plumbing, electrical). Working knowledge of building maintenance, repair, preventative maintenance programs, irrigation and pool systems, and appliance repair. Ability to work remotely if necessary. Positive, motivating, team‑oriented attitude. Strong organization skills and ability to manage warranty requests with multiple vendors. Basic computer skills required to perform job functions. Ability to work independently with minimal supervision and excellent time‑management skills. Strong communication and interpersonal skills. Ability to work with a diverse group of people and customers. Own industry‑specific hand tools. Valid driver’s license and/or reliable transportation. Able to travel onsite up to a minimum of 95% of the time. HVAC certification required. E.P.A. Certification (Type II – domestic HVAC systems) required. CPO (Certified Pool Operator) required. CAMT preferred or attainable within the first year. HVAC, supply purchasing, and bidding experience helpful. E.P.A. 410A certification preferred or attainable within the first year. Knowledge of microbial growth is a plus. Physical Requirements Lifting up to 50 pounds. Full range of motion with upper and lower body. Continual movement including standing, walking, bending, stooping, crawling, and climbing stairs. Ability to work with both hands for frequent grasping and manipulation. Push or pull items and reach overhead. Operating a motor vehicle onsite, if applicable. Exposure to all weather conditions.
