Gart Properties is a fully integrated real estate company based in Denver, Colorado. We have established a proven track record of unlocking value in retail and commercial real estate through strategic acquisitions, repositioning, and active asset management. Our portfolio of properties (current and realized) includes office buildings, resort properties, residential developments, and more than 2 million square feet of retail shopping centers. Our roots trace back to 1928 with the founding of Gart Bros. Sporting Goods. That firsthand experience as retailers shapes how we think about our tenants today. We are now growing a third-party property management platform, managing properties on behalf of outside owners in addition to our own portfolio.  

We are seeking a Director of Property Management to oversee our current portfolio and develop and grow Gart Properties' third-party property management division. This is a hands-on, player-coach role from day one: the Director will initially directly manage a set of properties including our Class A office headquarters in the heart of Cherry Creek North and a portion of our shopping center portfolio, while also playing an active role in developing and rolling out our new third-party management platform. As the third-party portfolio grows, the Director will help build, and eventually lead, a dedicated team. The Director will work with internal staff and third-party vendors on tenant relations, lease compliance, and property condition, with frequent interaction across in-house leasing, legal, accounting, and project management. The Director of Property Management reports directly to the President. Tenants are the lifeblood of this business, and cultural fit matters here: we're looking for someone who fits in with our team, shares our commitment to prompt, personal, hands-on service, not the arm's-length, institutional treatment tenants often get elsewhere. Some of the general responsibilities include:

• Lead the growth of Gart Properties' third-party management platform: develop, source, and pursue new third-party management business, participate in prospect meetings, develop and price proposals, and onboard newly signed third-party managed properties. 
• This is initially a true player-coach role: personally manage an assigned set of properties directly while helping build out the property management team over time as the third-party portfolio grows, including hiring, training, and supervising additional team members reporting to this role. 
• Contribute asset-level strategy for portfolio, tracking performance against underwriting and ownership goals. 
• Provide outstanding customer service to tenants across the portfolio, responding to communication, resolving lease issues, and facilitating maintenance requests to foster tenant retention. 
• Monitor tenant lease compliance and obligations, including rent collections, insurance certificates, maintenance requirements, and gross sales reporting. 
• Own financial responsibilities including A/R review and collections, A/P approvals, rent-roll accuracy review, income statement review, investor narratives, budget preparation, and CAM reconciliations. 
• Develop multi-year capital plans and budgets, prioritizing projects by NOI impact and ROI, and present capital recommendations to ownership. 
• Tour and inspect properties in-person regularly, ensuring vacant spaces show well and building exteriors maintain maximum curb appeal, and manage third-party vendors for snow removal, landscaping, roofing, HVAC, and other service contracts. 
• Manage vendor and contractor relationships across tenant build-outs and capital improvement projects in tandem with in-house project management. 
• Coordinate with the leasing team on lease-up, renewals, and tenant transitions, and support acquisition due diligence, including lease abstraction, expense/CAM analysis, and site-level review, as the company evaluates new properties in and outside Colorado. 
• Take on special projects and research as needed. 

Qualifications  

• Bachelor's degree preferred; minimum of 10+ years of experience as a Property Manager of commercial properties, ideally spanning both office and retail asset types. An equivalent combination of education and experience will be considered. Prior experience managing property for third-party (fee-managed) owners, and supervising direct reports, is strongly preferred.  
• Demonstrated experience in building operations, financial operations, budgeting, and tenant relations at a senior / lead property manager or director level.  
• Ability to comprehend, analyze, interpret, and abstract commercial leases independently.  
• Strong customer-service orientation and the judgment to manage escalated tenant or vendor issues.  
• Proficient in Outlook, Excel, and Word; experience with Yardi (or comparable property management/accounting platforms) preferred.  
• Ability and enthusiasm to leverage AI tools to improve efficiency, reporting, and decision-making in day-to-day property and asset management.  
• Business-development mindset; comfortable representing the company in new-client meetings, proposals, and fee discussions.  
• Leadership potential: experience, interest, and ability to recruit, train, and manage a team as the portfolio grows.  
• Comfortable working in a fast-paced environment, managing multiple properties and projects simultaneously, both independently and as part of a team.  
• Willingness to travel occasionally as the portfolio grows beyond Colorado, though frequent travel is not expected in the near term.  

Compensation and Benefits  

• Salary: $165,000 - $200,000, commensurate with experience and fit, plus bonus potential tied to portfolio performance (occupancy, NOI, tenant retention) and to new third-party management engagements secured
