Summary
The Senior Superintendent is a lead member of the Team responsible for the physical construction of the project. The Senior Superintendent manages the actual implementation of the Work, other field supervisory personnel, and our work force.

Potential Immediate Needs:

· Assist the Director of Field Operations in day management of construction activities

· Field Construction Lead for a large corridor project

· Ramp up field operations – build crews; assist in equipment, tool, and material acquisition

Duties and Responsibilities

Planning

· Assist with pre-bid meetings

· Review plans, details, and specifications relative to the constructability of the project.

· Review submittals and shop drawings; including assisting with coordination review between different building systems.

· Maintain a Request For Information (RFI) log.

· Develop site logistics plans in conjunction with the Project Manager and VP of Operations

· Work with the Project Manager and VP of Operations to create and maintain a detailed project schedule.

· Review plans, details, and specifications relative to the constructability of the project.

Field Operations

· Manage and coordinate all construction activities. The SPS shall direct subcontractors to meet the project schedule.

· Interact with City Inspectors and Design Engineers

· Review all subcontract and major purchase order agreements.

· Review subcontractor and vendor invoices

· Submit weekly payroll information for the Commercial Utilities workforce.

· Conduct weekly subcontractor meetings and produce meeting minutes.

· Produce daily construction reports. Daily Construction Reports shall include weather, manpower, associated work activities, inspections, and comments regarding daily activities. Daily Construction Reports shall also track female and minority workforces.

· Ensure Inspector’s Daily Reports (IDRs) are completed and reconciled daily

· Ensure Equipment and Workforce Reports are completed and reconciled daily

· Ensure internal Workforce Reports are completed and turned in daily.

· Enforce Quality Control

· Insure that all testing and inspections are performed in accordance with the project specifications, City requirements, and industry standard practices.

· Site logistics and security.

· Enforce company safety policies on jobsite, working closely with the General Superintendent, and Safety Manager to support the project safety plan.

· Implement Safety Program, maintain material safety data sheets, as well as all OSHA forms and requirements.

· The Project Superintendent must be computer literate. The Project Superintendent will be expected to produce computer generated schedules, letters, minutes, etc.

· Effectively manage subordinates; i.e. superintendents, assistant superintendents, field engineers, administrative personnel, etc.

· Actively participate in monthly project reviews with Project Management Team, i.e., identifying cost exposures, general conditions, and specific problem areas.

Core Skills

Computer Skills

· Experience with Microsoft Office software, including Word, Excel, Outlook, and Internet Explorer

· Experience with Microsoft Project or Primavera SureTrak, including ability to build a start to finish working schedule with logic.

Technical Skills

· Knowledge of construction sequencing and durations

· Knowledge of OSHA safety policies and emergency procedures

· Knowledge of standard AIA agreements

· Knowledge of applicable building codes and standards

· Knowledge of building systems, including architectural, civil, structural, mechanical, and electrical and ability to read drawings and specifications

· Knowledge of differing site conditions, building conditions, and construction technologies

· Ability to prioritize activities

· Ability to work under pressure

· Understanding of the importance of attention to detail

· Sensitivity to surroundings in which work is being conducted

· Ability to manage risk aspects of project

· Ability to accurately communicate contractor issues to the Architect and Engineers.

· Ability to bring together differing agendas among various project team members into a common project goal
