Job Title: Facilities Maintenance Technician / Operating Engineer

This role supports the safe, efficient, and reliable operation of critical building systems within a commercial facility. The Facilities Maintenance Technician / Operating Engineer operates, maintains, troubleshoots, and repairs mechanical, electrical, HVAC, plumbing, and building automation systems, with expertise in at least one specialized trade. The position focuses on preventive and predictive maintenance, rapid response to equipment issues, and continuous improvement to ensure that facility equipment consistently supports day-to-day business operations.

Responsibilities

• Operate, inspect, maintain, troubleshoot, and repair commercial building systems, including HVAC, electrical, plumbing, mechanical, fire/life safety, and control systems.
• Perform preventive, predictive, and corrective maintenance on facility equipment to maximize reliability, efficiency, and equipment lifespan.
• Monitor equipment performance, document readings, and make operational adjustments to maintain safe and optimal operating conditions.
• Inspect, clean, calibrate, and replace components on HVAC and related systems, including changing filters, to ensure peak performance.
• Respond promptly to maintenance requests, alarms, and equipment failures to minimize downtime and disruption to facility operations.
• Utilize building automation and control systems to monitor facility operations, diagnose issues, and identify opportunities for performance improvement.
• Maintain accurate maintenance records, work orders, and equipment logs to support compliance, reliability tracking, and continuous improvement.
• Support inventory management by tracking tools, equipment, and replacement parts, ensuring critical spares are available when needed.
• Coordinate and oversee work performed by outside contractors, ensuring adherence to quality standards, safety requirements, and regulatory compliance.
• Adhere to all environmental, health, and safety regulations, including proper handling, storage, and disposal of hazardous materials.
• Identify potential safety hazards, document findings, and recommend corrective actions to improve workplace safety and equipment reliability.
• Assist with facility projects, equipment upgrades, retrofits, and continuous improvement initiatives related to building systems.
• Interpret blueprints, technical drawings, and equipment manuals to support troubleshooting, repairs, and system modifications.
• Support central utility plant operations as needed, including monitoring and adjusting plant equipment for optimal performance.

Essential Skills

• Minimum of 5 years of experience maintaining and repairing commercial or industrial facility systems.
• High School Diploma or GED.
• Strong working knowledge of HVAC, mechanical, electrical, and plumbing systems.
• Demonstrated ability to troubleshoot complex building equipment and determine root causes of operational issues.
• Hands-on experience with preventive and predictive maintenance programs for mechanical and HVAC systems.
• Proficiency in HVAC equipment troubleshooting and repair, including refrigeration systems.
• Experience operating or supporting central utility plant operations.
• Familiarity with building automation systems and controls for monitoring and adjusting facility operations.
• Experience with electrical systems maintenance and diagnostics.
• Experience with plumbing and piping systems repair and maintenance.
• Knowledge of fire and life safety systems monitoring and basic maintenance requirements.
• Ability to manage work orders and documentation, including accurate recordkeeping of maintenance activities and equipment logs.
• Strong safety compliance and hazard recognition skills, including proper handling of hazardous materials.
• Experience with contractor oversight and vendor management in a facilities environment.
• Ability to manage inventory control and parts management for tools, equipment, and replacement components.
• Skill in equipment calibration and performance optimization for building systems.
• Ability to read and interpret blueprints, technical drawings, and technical manuals.
• EPA 608 Type II Certification.
• Proficiency with Microsoft Office applications, including Word and Excel.
• Strong communication and organizational skills.
• Ability to work independently, manage time effectively, and prioritize multiple maintenance tasks.

Additional Skills & Qualifications

• EPA 608 Universal Certification (preferred).
• Two years of trade school education in HVAC, refrigeration, electrical systems, or a related technical field (preferred).
• Experience with building automation systems and controls, including system monitoring and adjustments.
• Experience operating central utility plants (CUP).
• Knowledge of CMMS (Computerized Maintenance Management Systems) for managing work orders and maintenance history.
• Journeyman-level experience in HVAC, electrical, plumbing, or mechanical systems.
• Experience with fire and life safety systems monitoring and coordination with service providers.
• Ability to interpret complex technical documentation and apply it to real-world troubleshooting and repairs.
• Demonstrated commitment to continuous learning and staying current with evolving building systems technologies.

Work Environment

The role is based within a large commercial headquarters facility in a downtown urban setting. You will work in a commercial building environment that includes mechanical rooms, central utility plant areas, and occupied office spaces. The position involves regular interaction with building systems such as HVAC equipment, electrical panels, plumbing infrastructure, fire/life safety systems, and building automation controls. Work may require moving between equipment rooms, rooftop units, and other technical spaces, as well as working around noise, vibration, and temperature variations typical of mechanical and plant environments. Hours may align with standard business operations with potential for off-hours support depending on maintenance needs and equipment issues. Appropriate work attire and use of personal protective equipment are required when working around mechanical, electrical, and other critical systems.

2nd shift 3:00 pm to 11:00 pm

Job Type & Location

This is a Contract position based out of Dallas, TX.

Pay and Benefits

The pay range for this position is $32.00 - $36.70/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
