Job Title: Construction Project Manager

Job Overview

We are seeking a highly organized and strategic Construction Project Manager (PM) to oversee construction projects from inception through to successful completion. While the Site Superintendent directs daily field execution, the Project Manager is the financial, contractual, and administrative anchor of the project. You will serve as the primary liaison between clients, architects, and subcontractors, ensuring that all projects are delivered on time, within budget, and to the highest quality standards .

Key Responsibilities

Financial & Budgetary Management

• Budget Administration : Establish, track, and manage the project budget to prevent cost overruns.
• Cost Control : Review and approve subcontractor invoices, track monthly expenditures, and handle financial forecasting.
• Change Orders : Author, negotiate, and execute change orders, ensuring all modifications are accurately priced and authorized by the client.

Project Planning & High-Level Scheduling

• Master Scheduling : Develop and maintain the comprehensive project milestone schedule using project management software (e.g., Procore or MS Project).
• Procurement Coordination : Oversee the buyout process, negotiate subcontractor contracts, and manage long-lead material procurement to prevent site bottlenecks.
• Permitting & Compliance : Secure necessary municipal permits, coordinate architectural/engineering reviews, and manage building inspection documentation.

Stakeholder Liaison & Communication

• Client Relations : Serve as the main point of contact for project owners and developers, providing regular status updates, progress reports, and financial reviews.
• Cross-Functional Alignment : Lead weekly progress meetings with architects, engineers, and stakeholders to resolve design discrepancies and clear operational roadblocks.
• Superintendent Partnership : Collaborate closely with the Site Superintendent, translating high-level project goals into actionable site schedules and equipping them with necessary resources.

Contract Administration & Risk Management

• RFI and Submittal Management : Oversee the Request for Information (RFI) and product submittal processes, ensuring technical specifications are thoroughly vetted.
• Contract Compliance : Enforce compliance with prime contracts, insurance requirements, and local building regulations.
• Project Closeout : Direct the final closeout process, including punch-list completion, turning over O&M manuals, and finalizing warranties.

Qualifications & Skills

• Experience : 6+ years of construction project management experience in NYC luxury residential general contracting.
• Education : Bachelor’s degree is preferred.
• Software Proficiency : Knowledge of construction management platforms like Procore, alongside scheduling software like MS Project.
• Core Competencies : Exceptional negotiation, financial forecasting, risk mitigation, and clear verbal/written communication skills.
