This senior-level role is responsible for advanced troubleshooting, preventative maintenance leadership, vendor coordination, and mentoring junior maintenance technicians to ensure safe, efficient, and high-quality building operations.Maintenance Technician III role is ideal for a hands-on maintenance professional with strong technical expertise, excellent problem-solving abilities, and a commitment to delivering exceptional service to tenants and stakeholders.Perform advanced diagnostics, repairs, and preventative maintenance on HVAC, electrical, plumbing, and mechanical systemsLead and execute preventative maintenance programs, including development and refinement of schedulesTroubleshoot complex building system issues and implement long-term solutionsConduct inspections to identify deficiencies, repair needs, and capital improvement opportunitiesSupport maintenance and repair of water distribution and fire suppression systemsCoordinate installation, repair, and maintenance work directly or through vendor oversightCoordinate with Property Managers on vendor proposals, project scope, and approvalsCreate and manage purchase orders and maintain accurate maintenance documentationOversee vendor and contractor work to ensure quality, safety, and compliance with scopeImplement and recommend energy conservation and efficiency improvementsRespond to and complete work orders using the work order management system in a timely and professional manner, including accurate documentation of work performed and follow-up needsRespond to emergency maintenance situations and participate in on-call rotationMentor and support Maintenance Technicians I and II through training and guidanceCollaborate with Property Managers and internal teams to support operational excellenceInteract professionally with tenants, vendors, contractors, and visitors while delivering a high level of customer serviceEnsure compliance with OSHA standards, company policies, and safe work practicesQualificationsHigh school diploma or equivalent requiredMinimum of 5 years of commercial building maintenance experienceStrong experience with HVAC, electrical, plumbing, and mechanical systemsExperience with preventative maintenance programs and work order systemsBuilding Engineer Certification or equivalent required (NIULPE or similar)At least one specialty certification required (HVAC, electrical, boiler, refrigeration, etc.)Valid driver's license and satisfactory driving record requiredAdvanced HVAC, electrical, and mechanical troubleshootingIndependent work order and preventative maintenance managementStrong customer service, communication, and team mentorship skillsExperience supporting multiple commercial properties or regional portfolios, preferredExperience managing vendors and service contracts, preferredFamiliarity with Prism/Building Engines or similar work order systems, preferredMaintenance Technician III Benefits When you work at The Buncher Company, you are encouraged to reach your full potential.
