Financial Management

• Oversee all accounting operations for residential apartment communities.
• Prepare and review monthly financial statements.
• Complete monthly and year-end closing procedures.
• Reconcile all operating, trust, reserve, and security deposit bank accounts.
• Review and approve all journal entries.
• Monitor cash flow and operating expenses.
• Prepare annual operating budgets and forecast reports.
• Maintain accurate general ledger accounts.

Property Accounting

• Review property ledgers for accuracy.
• Ensure rent collections, charges, and adjustments are properly recorded.
• Oversee security deposit accounting and compliance.
• Review owner distributions and management fees.
• Prepare monthly owner financial packages.
• Assist with utility bill allocations and reconciliations.
• Ensure all accounting complies with company policies and state regulations.

Accounts Payable & Receivable Oversight

• Supervise invoice processing and vendor payments.
• Ensure invoices are coded correctly.
• Review check runs and ACH payments.
• Maintain vendor records and W-9 documentation.
• Assist with 1099 preparation.
• Monitor delinquency reports and outstanding balances.

Banking & Reconciliations

• Perform monthly bank reconciliations.
• Reconcile trust accounts.
• Investigate discrepancies and resolve accounting issues.
• Maintain reserve account balances.
• Assist with audits and lender requests.

Leadership & Supervision

• Supervise Property Accountants and Accounts Payable staff.
• Train and mentor accounting employees.
• Develop accounting procedures and internal controls.
• Review staff performance and provide coaching.
• Ensure deadlines are consistently met.

Compliance

• Ensure compliance with:
• • Fair Housing financial requirements
  • Trust accounting regulations
  • Company accounting policies
  • Federal, State, and Local accounting regulations
• Assist with internal and external audits.
• Maintain confidentiality of all company, owner, resident, and employee financial information.

Reporting

Prepare and present reports including:

• Monthly Financial Statements
• Balance Sheets
• Income Statements
• Cash Flow Reports
• Bank Reconciliations
• Owner Statements
• Budget Variance Reports
• Accounts Payable Aging
• Delinquency Reports
