Maintenance Supervisor

Job Description The Maintenance Supervisor is responsible for overseeing all maintenance operations within the community, including service requests, preventative maintenance, safety compliance, personnel management, vendor oversight, and customer service. This role partnersclosely with the Community Manager to ensure the property is maintained to high operational and resident service standards. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance required Coordinate, schedule, and respond to resident and management service requests/work orders Ensure all repairs and replacements are completed for common areas and residential units Conduct daily property inspections to identify and address safety hazards and liability concerns Manage maintenance supply inventory while adhering to budget guidelines Maintain preventative maintenance programs to preserve the community and minimize future repairs Maintain a clean, organized, and OSHA-compliant maintenance shop Promote and enforce safe work practices and hazard communication procedures Participate in unit inspections and apartment make-ready processes Maintain accurate records related to service requests, preventative maintenance, EPA/OSHA compliance, and work progress Assist with upkeep of offices, amenity spaces, common areas, and model units Participate in on-call emergency rotations Coordinate vendor and contractor services while ensuring quality and cost efficiency Oversee maintenance, construction, and rehabilitation activities to ensure timely completion and quality standards Personnel Management Supervise, train, and schedule maintenance staff under the direction of the Community Manager Monitor work progress and provide coaching or assistance as needed Assist with employee performance evaluations Support employee development through training and guidance Foster a positive and productive team environment through effective leadership Customer & Resident Relations Deliver excellent customer service and ensure timely response to service requests Maintain a professional and positive image of the community Ensure consistency and professionalism in resident interactions Enforce community policies as directed by management Qualifications High School Diploma or equivalent required EPA & CPO certifications required; HVAC certification preferred Basic computer and property management software knowledge required Knowledge of Fair Housing laws and OSHA requirements preferred Reliable transportation required due to on-call responsibilities Physical Requirements This role requires frequent movement throughout the property, including climbing stairs/ladders, operating tools and equipment, lifting heavy objects, working in confined spaces, and exposure to outdoor weather conditions and hazardous materials. On-call, overtime, weekend, and emergency response availability may be required.
