Requirements:

We are seeking an experienced Compliance File Review Specialist to join our remote affordable housing compliance team. This position is dedicated to reviewing tenant files for compliance with LIHTC , HUD , and Rural Development (RD) program requirements. This is not a property management or leasing position.

The ideal candidate is a highly knowledgeable compliance professional who can independently interpret regulations, make sound eligibility determinations, research complex compliance questions, and provide clear corrective guidance. This role requires reviewing files electronically throughout the workday while maintaining exceptional accuracy, consistency, and productivity.

Responsibilities

• Review tenant files for compliance with LIHTC, HUD, and RD program requirements.
• Verify household eligibility, income, assets, student status, household composition, and other program-specific requirements.
• Identify compliance deficiencies and provide accurate corrective guidance.
• Research and interpret federal regulations, state agency requirements, and program guidance to resolve complex compliance issues.
• Efficiently locate and apply regulatory resources when answers are not immediately known.
• Maintain accurate review documentation while meeting production and quality expectations.
• Communicate professionally with internal team members regarding compliance findings.
• Stay current on changes to affordable housing regulations.

Qualifications

Required

• Minimum 3 years of direct LIHTC compliance experience.
• Strong knowledge of LIHTC eligibility, income, assets, student rules, and household composition requirements.
• Ability to independently interpret regulations and make well-supported compliance decisions.
• Strong research skills with the ability to quickly locate and apply regulatory guidance using multiple resources.
• Highly organized with exceptional attention to detail and the ability to remain focused while reviewing files throughout the workday.
• Comfortable working in a fully remote, computer-based environment.
• Demonstrated ability to learn new technology and efficiently navigate multiple software platforms, online resources, and proprietary systems.
• Excellent written communication and analytical skills.

Preferred

• Experience with HUD and/or Rural Development (RD) compliance.
• Experience reviewing files across multiple state housing agencies.
• Knowledge of state-specific affordable housing requirements.
• COS, HCCP, or other affordable housing compliance certifications.
