Job Summary Omninet is seeking a candidate with 5+ years of related commercial real estate experience. Responsibilities Under the supervision of the Regional Manager/Portfolio Manager, a Property Manager is responsible for all phases of the operation of a property. Oversee day-to-day operations of each property in the portfolio and supervise staff (property management, maintenance, security, and janitorial), assigning performance goals and ensuring completion. Manage and lead a team which may include Property Manager(s), Assistant Property Manager(s), and Property Administrator(s) including recruitment, onboarding, supervision, scheduling, training, development, evaluation, and disciplinary action of employees. Work closely with the Lead Engineer as a team to ensure each property in the portfolio is running smoothly and that all building issues and repairs are being addressed. Ensure each property maintains an excellent tenant experience and represents Omninet with utmost professionalism, including hosting tenant‑relations events, distributing newsletters, memos, tenant handbooks, etc. Respond to tenant needs and ensure prompt resolution of problems by administrative and technical staff. Ensure compliance with policies, procedures, regulations, and contractual obligations. Conduct regular property inspections and recommend or make alterations, maintenance, and reconditioning as necessary. Coordinate and supervise vendor services. Coordinate tenant move‑ins, move‑outs, and walk‑through spaces. Review and submit tenant move‑out financials in a timely manner to Corporate. Act as primary contact with property owners to ensure objectives are met. Prepare and deliver timely, accurate, and complete reports. Develop and control annual budgets for operating and capital expenses. Forecast management plans and prepare monthly performance reports, explaining variances. Work with Property Accountants to ensure accurate accounting deliverables such as monthly accruals and operating statements. Maintain accurate lease entries in Yardi, including new leases and amendments, and keep the rent roll accurate. Collect rent and pay expenses per lease terms. Prepare all required legal notices and recommend legal action as needed. Review, reconcile, and analyze tenant rent and Common Area Maintenance (CAM) recovery charges. Ensure vacant spaces are in market‑ready condition. Enforce rules and regulations of the property and lease agreements. Develop business relationships through memberships and participation in professional, industry/trade, and civic organizations. Provide formal supervision to individual employees. Recommend staff recruitment, selection, promotion, advancement, corrective action, and termination. Plan and monitor appropriate staffing levels and utilization of labor. Mentor and coach team members to further develop proficiencies. Have strong understanding and familiarity with all Omninet SOPs and operating philosophies. Model behaviors consistent with the company's values. Qualifications Must have a bachelor’s degree from an accredited college or university. Must have 5+ years experience in Commercial Property Management. Excellent written and verbal communication skills. Strong interpersonal and analytical skills. Ability to provide efficient, timely, reliable, and courteous service to customers. Ability to present information and respond effectively to critical issues. Conduct high-level financial analysis. Ability to comprehend, analyze, and interpret intricate documents. Ability to resolve problems involving several options.
