本科及以上学历，建筑工程、土木工程、机电工程、工程管理或相关专业。

Bachelor’s degree or higher in Construction/Civil/Mechnical/Electrical Engineering, Construction Management, or related field.

美国认可的学位优先；非美国学位需经WES或同等认证。

US-accredited degree preferred; non-US degree requires WES or equivalent evaluation. ________________________________________ 任职资格 | Qualifications 1. 经验 | Experience

5年以上工业厂房/仓库改造/商业装修项目管理经验，其中至少2年在美国执行。

5+ years of project management experience in industrial/warehouse renovation or commercial fit-out, including at least 2 years in the US.

有消费电子、电子制造或洁净产房改造经验者优先。

Experience in consumer electronics, electronics manufacturing, or cleanroom renovation strongly preferred. 2. 语言 | Language

中英文听说读写流利（商务谈判+技术文档水平）。

Fluent in both Chinese and English (business negotiation & technical documentation).

能独立审阅英文合同、图纸、规范，并用中文向总部清晰解释技术细节。

Able to review English contracts, drawings, codes independently and explain technical details to HQ in Chinese. 3. 技术能力 | Technical Skills

熟悉美国建筑规范（IBC）、消防标准（NFPA）、OSHA施工安全标准。

Familiar with IBC, NFPA, OSHA construction safety standards. 能读懂建筑、结构、机电图纸；基础AutoCAD或Bluebeam操作能力。 Able to read architectural, structural, MEP drawings; basic AutoCAD or Bluebeam.

了解静电防护、温湿度控制、微尘控制等电子生产环境要求者加分。

Knowledge of ESD, temp/humidity control, particle control for electronics manufacturing is a plus. 4. 项目管理 | Project Management 熟练使用MS Project、Excel、预算跟踪工具。 Proficient in MS Project, Excel, budget tracking tools.

掌握成本控制、进度计划（关键路径法）、风险管理。

Solid skills in cost control, schedule (CPM), risk management. PMP认证优先。 PMP certification preferred. 5. 法规与许可 | Regulatory & Permitting

A completed case of warehouse-to-electronics-production conversion (photos/references available). 1. 基建评估 – 熟悉美国厂房基建相关的法规、规范及行业标准要求，能够独立开展基建评估、需求分析及可行性判断，确保仓库具备改造为消费电子生产厂房的基础条件。Infrastructure Assessment – Familiar with relevant US codes, regulations, and industry standards for industrial facility infrastructure; able to independently conduct infrastructure assessment, requirements analysis, and feasibility evaluation to ensure the warehouse is suitable for conversion into a consumer electronics production facility. 2.装修改造管理 – 管理洁净车间、防静电地板、暖通、压缩空气、安防等施工，确保符合IBC、NFPA、OSHA等规范。 Renovation Management – Oversee construction of cleanrooms, ESD flooring, HVAC, compressed air, Security in compliance with IBC, NFPA, OSHA.

3.合规与许可 – 申请建筑、消防、环保等许可，确保土地使用分区符合制造用途。

Permits & Compliance – Apply for building, fire, environmental permits; ensure zoning allows manufacturing.

4.供应商与合同管理 – 招标、评标、谈判及管理设计/施工/供应商合同，控制预算与付款。

Vendor & Contract Management – manage tendering&bidding, negotiation, contract administration, budget control and payment milestones. 5.中英文沟通汇报 – 作为中国总部（中文团队）与美国本地团队、承包商、监管部门之间的主要联络人，定期双语汇报项目进展、成本、风险。 Bilingual Reporting – Serve as key liaison between China HQ (Chinese-speaking) and US teams/contractors/authorities; provide regular updates in both English and Chinese on progress, cost, risks.

6.投产支持 – 协调设备入场、安装调试，组织竣工验收并移交生产团队。

Production Support – Coordinate equipment move-in, installation, commissioning; organize final inspection and handover to operations.
