Maintenance Specialist

Performs general maintenance and repairs based on work orders and management directives.

POSITION RESPONSIBILITIES:

1. Ensures that assigned property meets the established health and safety requirements by direction of the Maintenance Manager. Communicates deficits and plans for correction to the Maintenance Manager. In situations requiring immediate action, independently implements corrective action and reports to Maintenance Manager.
2. Performs minor and routine maintenance, repairs, and janitorial duties if necessary.
3. Assists outside contractors with completing repairs or maintenance when appropriate.
4. Performs regular and routine repairs to equipment or replaces parts on appliances including stoves, dishwashers, washers, dryers, or other small appliances.
5. Performs regular and routine minor plumbing repairs on sinks, toilets, faucets, traps and other related items.
6. Assembles prefabricated furniture as requested.
7. Completes painting and wall repair assignments in designated buildings.
8. Responsible for the care of boiler systems including monitoring system functions and reports any concerns to the Maintenance Manager.
9. Required to maintain hand tools as needed to complete job tasks.
10. Determines equipment and supply needs and completes work orders.
11. Reports any tenant, landlord, building or housing concerns to the Maintenance Manager.

Requirements 1. Education and Experience a. High School diploma/GED or must pass pre-employment skills test. 2. Skills, Knowledge and Abilities a. Knowledge of basic janitorial/maintenance skills including painting, minor carpentry, minor plumbing, electric, HVAC and boiler maintenance skills. b. Ability to work with and operate manual and power tools. 3. Physical and Mental Requirements: a. Physical requirements include walking, sitting, standing, bending, driving, ability to climb stairs, carrying, stooping, and lifting up to fifty (50) pounds. b. Mental requirements include ability to exercise independent judgment and manage multiple tasks. c. Staying awake and alert while on duty.

WORKING CONDITIONS

1. May need to work outside normal business hours for emergency on-call situations.
2. Will work inside and outside the assigned property.
3. Local travel to supply stores may be required.
4. Will be exposed to outdoor elements as required to perform responsibilities.
