Job Summary Community Manager –Mercer Island. The role manages day‑to‑day operations of a residential property, leads a team, and ensures financial, operational, and regulatory compliance while achieving budgeted performance goals for Greystar’s high‑quality apartment community. Responsibilities Oversee daily property operations and maintain established budgeted financial and operational goals. Hire, train, supervise, and conduct performance evaluations of property staff. Create, monitor, and report on property budgets and fiscal statements. Approve vendor invoices, manage petty‑cash, and reconcile maintenance work. Lead the lease‑enforcement process – applications, renewals, evictions, late fees, and compliance with Fair Housing, ADA, and related statutes. Conduct regular property inspections and coordinate maintenance to uphold safety and appearance standards. Respond to resident complaints, questions, and service requests in a timely manner. Develop and execute short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue targets. Maintain ongoing communication with the owner/client, providing performance updates and addressing owner requests. Qualifications Bachelor’s degree in Business, Real Estate, or a related field (preferred). Minimum 4‑6 years of property‑management experience, including supervisory responsibilities. Proficiency with MS Office Suite and property‑management software (Yardi, OneSite, Entrata, or Entrata). Strong financial acumen: budgeting, fiscal reporting, and cost‑control. Excellent written and oral communication, conflict resolution, and customer‑service skills. Valid driver’s license (required if operating a golf cart on the property). All required state and local licenses and certifications. Compensation & Benefits Salary: $80,168 – $100,000 per year. Eligible for quarterly or monthly bonus programs based on performance.
