Position Overview:

The Senior Regional Manager must be a strategic leader with proven success driving performance across a large, complex portfolio. This proactive individual oversees financial results, builds high-performing teams, and utilizes advanced analytics and property management systems. A visionary problem-solver, influential communicator, and mentor, the role elevates operational excellence, ensures financial success, and enhances the reputation of the assigned communities.

Strategic Leadership & Portfolio Performance

• Serve as a key resource to peers and assist with strategic initiatives and projects. Ensure continuity in performance during the Regional Vice President's absence.
• Strategically oversee and optimize the operational and financial performance of an assigned portfolio, maintaining an acute knowledge of the market and emerging changes.
• Typically manages between 10–15 assets or may directly supervise an Area Manager.
• Lead initiatives to maximize Net Operating Income (NOI) and enhance long-term asset value.

Talent Development & Team Management

• Recruit, hire, train, and continuously mentor onsite leadership (Community Managers, Assistant Managers, Leasing Managers, Service Managers).
• Set clear performance objectives, conduct regular evaluations, and provide ongoing coaching to build, motivate, and retain exceptional talent.

Financial & Budgetary Oversight

• Develop and oversee the execution of annual operating budgets, marketing plans, and leasing strategies for each property.
• Maintain fiscal accountability by analyzing financial statements, managing budget variances, and approving major expenditures.
• Ensure performance aligns with budgeted expectations and meets or exceeds market performance.

Operational Excellence & Compliance

• Establish and uphold high operational standards, ensuring meticulous upkeep, resident satisfaction, and efficient service delivery.
• Guarantee strict compliance with all company policies, federal, state, and local laws (including Fair Housing and OSHA).
• Oversee and guide onsite teams in the proper response and handling of all property and resident emergencies, ensuring safety protocols and minimizing liabilities.
• Diligently lead the team to exceed established Key Performance Indicators (KPIs), which will be determined by market conditions and budgeted parameters and reviewed quarterly.

Stakeholder Relations & Company Culture

• Build and maintain strong, collaborative relationships with property owners, investors, onsite teams, and third-party vendors.
• Act as an ambassador for Vidalta Residential's core values, fostering a culture of high performance, growth mindset, service excellence, teamwork, and integrity.

Requirements

Key Performance Indicators (KPIs)

The performance of the Senior Regional Manager will be primarily measured by the following Key Performance Indicators (KPIs):

1. Net Operating Income (NOI) Maximization:
   • Metric: Achieve or exceed budgeted Net Operating Income (NOI) targets and year-over-year NOI growth for the assigned portfolio.
   • Focus: Driving revenue and strategically managing expenses to maximize asset value.
2. Portfolio Occupancy & Resident Retention Rate:
   • Metric: Maintain portfolio average physical and economic occupancy above the market average, and achieve a targeted resident renewal rate.
   • Focus: Effective leasing strategies, market knowledge, and exceptional resident satisfaction and service delivery.
3. Budget Variance & Fiscal Accountability:
   • Metric: Maintain a positive budget variance (or minimal negative variance) on operating expenses, and ensure timely and accurate financial reporting.
   • Focus: Strong financial acumen, rigorous expense management, and full compliance with budgetary controls.
4. Onsite Team Performance & Retention:
   • Metric: Achieve high scores on annual onsite team engagement surveys, and maintain a low voluntary turnover rate for Community Managers and other key onsite leadership roles.
   • Focus: Successful talent acquisition, continuous mentorship, and effective performance objective setting for high-performing teams.
5. Operational & Compliance Audit Score:
   • Metric: Achieve a weighted average score of 95% or higher on all internal operational, physical asset, and compliance audits (including Fair Housing and OSHA protocols).
   • Focus: Upholding high operational standards, ensuring meticulous property upkeep, and guaranteeing strict legal and policy compliance across all communities

Experience and Education Requirements:

• Management of 10-15 communities
• Bachelor’s Degree from a four-year college preferred; however, relevant experience may be considered in lieu of a degree.
• Relevant industry certifications (e.g., CPM, CAPS) preferred.
• Minimum 8–12 years of experience as Regional Supervisor and management experience preferred.
• Ability to train, develop, and retain highly engaged teams.
• Proven track record of driving financial performance and operational excellence across a portfolio.
• Strong financial acumen, including experience in budgeting, forecasting, and expense management.
• Achieve and comply with Fair Housing certification prior to interaction with prospects or residents.
• Candidates with strong proficiency in RealPage solutions—including One-Site, Knock, Revenue Management, Spend Management, and Facilities—as well as EliseAI, PayScore, and the Google Workspace suite (Gmail, Meet, Drive, Gemini, etc.) are highly preferred. While these specific tools are favored, experience with alternative property management software and platforms will also be evaluated, with consideration given to the breadth and depth of that expertise.
• Ability to travel frequently within the assigned region. A valid driver’s license is required along with appropriate auto insurance.
• Being bilingual (English/Spanish) is a plus.
