PNP Staffing Group is excited to have been retained by Building Owners and Managers Association of New York (BOMA NY) to lead their search for an Executive Director.

JOB TITLE

SALARY: $200,000 – $230,000

LOCATION : Hybrid in Midtown Manhattan

About BOMA NY

The Building Owners and Managers Association of Greater New York (BOMA New York) is the Greater New York area’s federation of BOMA International, the world’s largest trade association. BOMA New York represents all commercial real estate professionals in the five boroughs – the largest industry in the market area, contributing approximately $27 billion to the state economy. BOMA New York currently has over 900 members who are responsible for the ownership and management of approximately 529 million square feet of office space, including some of the world’s most prestigious properties. Members include building owners, professional property ers, professional service providers (architects, engineers, systems consultants) and contract services providers in construction, elevator maintenance, cleaning services and others.

Summary of the Role

Reporting to the Executive Committee of the Board of Directors, the Executive Director serves as the chief staff officer. The Executive Director is responsible for the overall management, administration and direction of the association, including execution of all policiesestablished by the Board of Directors, implementation of all association programs, management of the association’s security measures and financial affairs and management of staff, third-party contractors and professional consultants and advisors.

The Executive Director sets the tone for and approves all outside communications and advances the voice of the association through advocacy, social media and strategic messaging.

Essential Functions

Board Administration and Support

Plan, coordinate and attend meetings of the Board of Directors and Executive Committee. Prepare necessary agendas, reports, statistics, etc. for such meetings. Record, distribute and maintain official Board Minutes.Keep Chair and Executive Committee and Board informed on the conditions and operations of important matters of the Association. Plan, formulate and recommend to the Board of Directors basic policies and programs which will further the objectives of the Association. Develop specific administrative policies, procedures and programs to implement the general policies established by the Board of Directors. Execute all decisions and specific assignments as directed by the Board of Directors.

Advocacy

Provide advocacy on the local, state and federal level working with BOMA New York’s lobbyists, members, industry partners and BOMA International in support of a positive regulatory and legislative environment. Work closely with technical committees to establish the advocacy agenda. Seek information and representation from within the membership to advance the advocacy agenda.

Committee Support (Codes and Regulations, Energy and Sustainability, Business and Market Strategy, Nominating, Advocacy, Emergency Preparedness)

Provide necessary liaison and staff support to committee chairpersons and committees to enable them to properly perform their functions. Ensure that decisions of the committees and recommendations are communicated to the Board of Directors for review. Formulate and communicate policies and procedures for standing and ad hoc committees in collaboration with the Board of Directors.

Strategic Planning

Work with the Board in charting the course of the Association to meet the needs of its members. Lead, direct and administer Association activities to meet established goals. Contribute vision and goals to creating the new strategic plan due in 2027.

Office Staffing

Responsible for all aspects of staff administration, including recruiting, hiring, training, promoting, discharging, salary administration and performance evaluation.

Legal Compliance

Ensure the legal integrity of the Association. Comply with all applicable laws and regulations. Provide security for all files, legal and historic documents. Execute all contracts and commitments on behalf of the Association as authorized by the Chair or the Board of Directors. Subject to Executive Committee/Board authorization, obtain legal counsel to advise on matters of Association business and proposedactivities whenever requiredor appropriate.

Assure the long-term financial integrity and viability of the Association. Ensure that all funds, physical assets and other property of the Association are appropriately safeguarded and administered. Develop, recommend and operate within annual budget. Invest and manage the Association’s reserve funds. Develop plans and programs to provide sources of non-dues revenue to the Association. Oversee management of such programs.

Communications

Promote member knowledge of, interest and active participation in the Association’s activities programs and services. Serve as the chief communications officer, ensuring that all outside communications reflect the voice, policies and priorities of the association. Supervise and approve all outside communications, as prepared by the third party communications provider including social media, newsletters, alerts, general mailings, meeting notices, event invitations, graphics and news releases.

Leadership Development and Team Building

Provide opportunities for member participation in program development and support of the Association’s goals and objectives. Foster cooperation of the Board, committees and task forces through delegation of authority, good management and staff support. Recommend to the Executive Committee individuals capableof fulfilling task force, committee, board and other leadership responsibilities.

Membership Growth and Retention

Serve as a point of contact for individual members seeking information or assistance on membership, in collaboration with the Director of Membership and Events. Work to increase membership in the Association and to widen the Association’s influence as an authoritative, responsible institution in its jurisdictional area. Monitor membership trends and facilitate recruitment. Act as a representative of the Association to promote interest and active participation in the Association’s activities by members and prospective members. Provide personalcontact with members dropping their membership or delinquent in renewing their dues.

Events and Fundraising

Events are a fundamental part of BOMA New York, in providing education, networking opportunities and non-dues revenue. The Executive Director will provide overall direction for all major annual events with an emphasis on The Pinnacles Awards, an annual awards gala with 1100 attendees and a fundraising goal approaching $1 million.

Member Education

Assure development of educational programsto advance the professional, technical and/or managerial skills of the membership and industry professionals at large. Supervise administration of educational programs in conjunction with BOMI, the educational arm of BOMA International. Communicate the value of the BOMI curriculum and certifications in the career path of property management professionals.

Requirements and Qualifications

• Knowledge and familiarity with the NY commercial Real Estate and Buildings community.
• Emotional intelligence and consensus-building skills to connect with a wide range of members.
• Understanding of the current regulatory environment and ability to advocate effectively on behalf of membership.
• Business acumen to perform fiduciary responsibilities including overall responsibility for the budget, the audit and risk management.
• A track record of overseeing large-scale galas as well as other fundraising events.
• A leader and supportive supervisor who can organize the work of the team and foster team building and cohesion.
• Excellent verbal and written communication skills to create messaging and be the voice representing BOMA to membership.
• Exceptional organizational, problem-solving, and time-management skills with strong attention to detail.
• Proficient in Microsoft Office Suite (Word, Excel, Outlook, and PowerPoint).
• Experience with Association or Customer Relationship Management Systems.
