Assistant Property Manager (TND Homes I) Revere, MA, USA Job Description WinnCompanies is on the hunt for an Assistant Property Manager to join our The Neighborhood Developers team supporting up to 267 units and 1 commercial space in Chelsea, MA and Revere, MA . In this role, you will work alongside the Property Manager to oversee all aspects of a mixed LIHTC, HOME, and Project-Based Section 8 community, including leasing, accounts receivable, accounts payable, service requests, and customer service. Please note that the pay range for this position is $28.00 to $31.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:30 AM to 5:00 PM. Responsibilities Monitor collections, post rent payments, enforce the collection policy, and initiate legal action when required. Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, processing recertifications, and negotiating lease renewals. Provide exceptional customer service, respond to resident issues and complaints in a timely manner, and promote positive resident relations. Assist in all facets of physical and financial management as needed and assigned. Act as Property Manager in absence of the Manager for specified amounts of time. Prepare financial reports for the Property Manager, as well as resident correspondence and recertification notices. Monitor the flow of accounts payable, from issuing purchase orders to processing invoices. Requirements High school diploma or GED equivalent. Less than 1 year of relevant work experience. Less than 1 year of supervisory experience. Experience with Low‑Income Housing Tax Credit (LIHTC) and Project Based Section 8 (PBS8) programs. A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Experience with various computer systems, including Microsoft Office. Outstanding verbal and written communication skills. Willingness to learn and be trained. Ability to multi-task in a fast-paced office environment. Ability to work with a diverse group of people and personalities. Preferred Qualifications Bilingual in English and Spanish. Experience with new construction lease ups Experience administering Affordable Programs such as Low Income Housing Tax Credit (LIHTC), Tax Exempt Bond, HOME, HPTF, or other State or local programs. Experience with Yardi or RealPage property management software. Certifications in HUD property management such as: CPO, COS, NAHP. LIHTC property management such as: SHCM, TCS, C3P, HCCP, NAHP.
