About High Bridge Development

High Bridge Development is a growing design-build remodeling company specializing in high-end renovations, additions, kitchens, bathrooms, basements, garages, outdoor living spaces, and whole-home remodels throughout the Louisville area.

We are looking for a motivated Sales Estimator / Remodeling Consultant who can take qualified homeowner leads from the initial conversation through estimating, proposal development, and signed contract.

This is a work-from-home position with local travel required for homeowner consultations, site visits, measurements, and project evaluations.

Position Summary

The Sales Estimator / Remodeling Consultant will be responsible for meeting with prospective clients, understanding their goals, developing project scopes and estimates, preparing professional proposals, and ultimately closing remodeling projects.

High Bridge Development provides the leads. This is not a cold-calling position.

We are looking for someone who combines construction knowledge with strong communication and sales skills. The ideal candidate understands residential remodeling well enough to walk through a home, identify the work involved, develop an accurate scope, communicate realistic expectations, and confidently guide homeowners toward a decision.

Candidates with experience using Chief Architect, CAD, or similar residential design software will receive preference.

Compensation

• $40,000 base salary
• 7% commission on gross sales for company-provided leads
• 10% commission on gross sales for self-generated leads
• No cap on commissions
• Company-provided qualified leads
• Work-from-home flexibility

This compensation structure provides significant upside for someone who can consistently develop accurate proposals and close projects.

Responsibilities

Sales & Client Consultation

• Respond to and follow up with qualified company-provided leads
• Conduct initial phone consultations with prospective clients
• Meet homeowners at their properties to discuss remodeling goals
• Evaluate whether projects are a good fit for High Bridge Development
• Build trust and professionally represent the company throughout the sales process
• Help homeowners understand project scope, budget, timeline, and construction considerations
• Consistently follow up with prospective clients until a decision is made
• Maintain an organized pipeline of active opportunities

Estimating & Proposal Development

• Visit prospective projects and gather measurements, photos, and project information
• Develop detailed scopes of work
• Prepare accurate preliminary budgets and formal estimates
• Obtain subcontractor and supplier pricing when necessary
• Identify potential project complications before construction begins
• Prepare clear, professional proposals for homeowners
• Review estimates and proposals with clients
• Make revisions based on scope or selection changes
• Coordinate with project management and field personnel before project handoff

Design & Planning

• Assist homeowners with preliminary layouts and project concepts
• Review architectural plans and construction documents
• Identify constructability and cost considerations during the design phase
• Candidates capable of producing preliminary drawings or layouts in Chief Architect, AutoCAD, or similar software are strongly preferred
• Work with designers, architects, suppliers, and trade partners when necessary to develop accurate project scopes

Business Development

Although High Bridge Development provides leads, the Sales Estimator is encouraged to develop additional opportunities through:

• Past clients
• Professional relationships
• Referral partners
• Realtors
• Architects and designers
• Personal network
• Community relationships

Self-generated projects receive a 10% commission.

Qualifications

Required

• Experience in residential construction, remodeling, estimating, sales, or a closely related field
• Strong understanding of residential construction methods and terminology
• Ability to evaluate projects and develop realistic budgets
• Strong communication and interpersonal skills
• Comfortable discussing budgets and asking for the sale
• Ability to manage multiple leads and proposals simultaneously
• Strong organizational and follow-up skills
• Comfortable working independently
• Proficient with computers, email, spreadsheets, and web-based software
• Valid driver's license and reliable transportation
• Professional appearance and communication when meeting homeowners

Preferred

• Residential remodeling estimating experience
• Construction or remodeling sales experience
• Chief Architect experience
• AutoCAD or other CAD/design software experience
• Ability to produce basic residential plans, layouts, or conceptual drawings
• Experience reading architectural and structural plans
• Knowledge of residential building materials and pricing
• Experience working with subcontractors and suppliers
• Experience selling higher-end residential remodeling projects
• Existing relationships within the Louisville construction, real estate, architecture, or design community

Ideal Candidate

We are looking for someone who is equally comfortable talking to a homeowner at their kitchen table and analyzing the construction details of the project.

The ideal candidate:

• Understands how homes are built
• Can quickly identify the major components of a remodeling project
• Enjoys meeting and talking with homeowners
• Is confident discussing projects that may range from tens of thousands to several hundred thousand dollars
• Can explain complicated construction concepts in simple terms
• Is comfortable asking questions about budget
• Understands that consistent follow-up is a major part of sales
• Takes ownership of opportunities from initial inquiry through signed contract
• Is motivated by performance-based compensation
• Is organized and self-directed enough to work successfully from home
• Wants the earning potential of sales without spending the majority of the day cold calling

Work Environment

This is primarily a work-from-home position .

The employee will work remotely when preparing estimates, proposals, drawings, and following up with clients.

Local travel throughout the Louisville area will be required for:

• Initial consultations
• Site measurements
• Project evaluations
• Proposal meetings
• Occasional pre-construction meetings

Schedule

Full-time position.

The candidate will generally control their own schedule but must be available to accommodate homeowner consultations and sales appointments when necessary.

Compensation

Base Salary: $40,000/year
Company-Provided Leads: 7% commission on gross sales
Self-Generated Leads: 10% commission on gross sales
Commission: Uncapped

Candidates with Chief Architect or CAD experience are encouraged to include examples of previous drawings or projects.
