Property Maintenance TechnicianSalary Range $24.00 - $26.00 HourlyOur Membership Community, Powder Haven, is seeking a dependable and skilled Property Maintenance Technician to support the care and maintenance of private luxury homes within the community. This position is responsible for home checks, preventative maintenance, minor repairs, hot tub service, seasonal preparedness, snow removal, and general property maintenance.The ideal candidate is proactive, detail-oriented, and able to work independently while also contributing to a strong team environment. This role requires a high level of professionalism, discretion, communication, and attention to detail while working in and around our members' homes.About This RoleJob Title: Property Maintenance Technician Department: Powder Haven Property Management Status: Seasonal FT Reporting To: Property Maintenance Senior ManagerKey Responsibilities:Perform routine home checks and preventative maintenance services.Complete assigned maintenance work orders efficiently, accurately, and within established timelines.Identify and report maintenance concerns, property damage, safety issues, or items requiring additional attention.Perform minor building, plumbing, electrical, HVAC, fireplace, carpentry, painting, appliance, and general property repairs within the scope of training and experience.Conduct property inspections to ensure homes are maintained to Powder Haven's luxury standards.Assist with seasonal preparedness, home openings and closings, and other scheduled property services.Clean, inspect, and maintain hot tubs and pools as assigned.Assist with snow removal from decks, entries, walkways, generators, and other assigned areas.Respond promptly to urgent maintenance needs and emergency situations and communicate concerns to leadership.Maintain tools, equipment, vehicles, and work areas in clean, safe, and workable condition.Safely operate power tools, hand tools, snow blowers, meters, saws, lawn equipment, and other maintenance equipment as trained.Follow all established safety procedures and maintain a safety-first mindset.Accurately document completed work, findings, photos, and necessary follow-up within the designated work-order system.Communicate incomplete work, delays, additional repair needs, or changes in scope to leadership in a timely manner.Report major repairs, purchases, or vendor needs to management prior to incurring expenses or proceeding outside the assigned scope.Coordinate with approved vendors and contractors when directed by leadership.Collaborate with Housekeeping, Property Administration, Member Services, Mountain Operations, Public Safety, and other Powder teams as needed.Maintain a high level of discretion and confidentiality when working in and around member homes.Treat member homes, personal property, access information, and belongings with the highest level of care and respect.Maintain a professional and service-focused demeanor when interacting with members, guests, vendors, and team members.Follow detailed instructions, established SOPs, checklists, and leadership direction.Maintain a positive attitude within an ever-changing work atmosphere and flexible daily schedule.Ability to work with little to no supervision while maintaining a high level of performance.Take ownership of assigned responsibilities and follow tasks through to completion.Communicate effectively, stay organized, and prioritize tasks based on operational needs.Maintain effective and professional relationships with team members.Be self-motivated, dependable, and willing to assist the team when priorities change.Demonstrate a high standard of values consistent with the Powder Haven leadership team.Possess a positive attitude and strong work ethic.Willingness to work weekends, holidays, early mornings, evenings, and a flexible schedule as required by business needs.Participate in a rotational on-call schedule as assigned.Other tasks and duties as assigned by the Senior Maintenance Manager and/or Director.Requirements and/or Qualifications:1+ years of property maintenance, facilities, construction, residential maintenance, or related experience preferred.General working knowledge of residential systems and basic repair practices.Experience with plumbing, electrical, HVAC, carpentry, painting, appliances, fireplaces, or similar residential systems preferred.Experience working in luxury residential, hospitality, resort, or property management environments preferred.Comfortable using a variety of hand tools, power tools, and maintenance equipment.Basic computer and smartphone skills for work orders, email, photos, and team communication.Over 18 years of age is required.Current driver's license and acceptable Motor Vehicle Record.Ability to pass a background check.Reliable transportation.Excellent verbal and written communication skills.Strong organizational and time-management skills.Ability to work efficiently both independently and as part of a team.Ability to adapt to changing priorities and a fast-paced work environment.Able to work holidays, weekends, weekdays, early mornings, and evenings as required.Physical Requirements- Must be able to perform physical activities such as, but not limited to:Ability to lift and carry up to 50+ lbs.Ability to continually bend, kneel, crouch, reach, push, pull, twist, and grasp.Ability to work in a standing or walking position for extended periods of time.Ability to climb and descend stairs and ladders.Ability to safely walk and work on uneven, steep, snowy, icy, or slippery surfaces.Ability to shovel snow and perform physically demanding outdoor work.Ability to work with hand tools, power tools, and maintenance equipment for extended periods.Ability to perform work both indoors and outdoors in varying mountain conditions.Working Environment:Generally, work will be performed within private residences and other Powder Haven facilities with regular exposure to outdoor mountain environments. Team members may be exposed to snow, ice, cold temperatures, heat, wet conditions, dust, fumes, cleaning chemicals, mechanical equipment, electrical systems, power tools, and other conditions associated with residential property maintenance.This position requires regular travel between properties within the Powder Haven community and the ability to safely perform work during changing mountain and winter weather conditions.Company BackgroundPowder is a year-round resort and real estate development project nestled throughout 12,000 acres in the Wasatch Mountains of Northern Utah.
